As the tourism boom continues in the Queenstown-Lakes District, a large-scale site in the township of Cardrona that is ready for a major development offers prospectors the opportunity to secure a prime landholding in one of New Zealand’s must-visit destinations.

2283 Cardrona Valley Road, Cardrona is an 8,833sq m site that could be developed in a range of different ways given its flexible Rural and Rural Visitor Zone designations.

A consent is in place via the current owners for a hot pools and wellness complex alongside 16 residential units that would serve as a perfect complement to the surrounding village that is awash with outdoor activities alongside one of New Zealand’s oldest pubs, the Cardrona Hotel.

Sitting between Queenstown and Wānaka, Cardrona is a year-round playground and features the largest ski field in the Southern Hemisphere, which is set to increase its terrain by almost 25 per cent with the opening of Soho Basin, while the summer mountain bike trails are a favourite for visitors and locals.

With 95m of road frontage, the subject site enjoys significant exposure and is perfectly positioned for the new owner to create something special that will add to this world-renowned alpine resort.

Colliers Wānaka Director and Sales Consultant Craig Myles and Colliers Christchurch Investment Sales Broker Courtney Doig have been exclusively appointed to market the site for sale via deadline private treaty closing at 4pm on Friday 3 May, unless sold prior.

Data from Infometrics notes the Queenstown-Lakes District is experiencing a resurgence in visitor numbers, particularly from international guests, following the worst of the Covid-19 pandemic.

Spending numbers from international visitors exploded in the year to March 2023 and that group spent more than $1.4 billion in the region. The spend from overseas visitors only slightly edged that of New Zealand visitors who still regularly travel to the area to experience all that it has to offer.

This tourism drive is leading to extensive job creation with a 6.5 per cent increase in employment growth in the year to March 2023, compared to the national figure of 2.4 per cent.

Myles says the Queenstown-Lakes District is enjoying a period of sustained growth and the Cardrona Valley stands to benefit.

“With the expansion of the ski field and the other tourism attractions, Cardrona remains a highly desirable location for domestic and international visitors,” Myles says.

“The construction of the prestigious, master-planned Mt Cardrona Station village is under way, which will lead to a stronger local population. The high country development will include residential living, visitor accommodation, and modern amenities.”

While visitors have also returned to the wider Queenstown-Lakes District, the resident population jumped by 8 per cent in the year to June 2023, according to research from Infometrics.

As the population continues to grow and visitor numbers expand, Myles says this will only create further demand for new attractions in the Southern Alps.

“With limited developed land available within this exciting, forward-thinking village in Cardrona, this is a section that will enable you to contribute to the future of this extraordinary area and create a lasting legacy.

“While there is an existing consent in place for the hot pools and wellness centre development, prospective purchasers may have another vision for the site that they wish to bring to life.”
