Some love stories start long before the object of affection realises. The same thing can happen with property.
The owners of 7/464 Remuera Road in Remuera, Auckland City fell in love with their apartment before the foundations of the building had even been laid.
“We’d lived in a three-storey home for over 30 years, but ultimately the stairs got to us. Our friends had already signed up to the penthouse off the plans. We loved the idea of expansive living on just one floor, incomparable privacy, and one of the most incredible views in Auckland, so within a week we visited the site and bought the sub-pent off the plans too.”
The apartment is on the market for sale by negotiation. According to OneRoof data, it was purchased in 2013 for $5.075 million and has a June 2021 rateable value of $6.2m.

Unlimited Potential agent Mark Ambrose, who is marketing the apartment with Jo Johnstone, says 7/464 Remuera Road is a one-of-a-kind property.
“Astute buyers will recognise the value of purchasing in this sought-after boutique complex,” he says.

7/464 Remuera Road is less ‘apartment’ and more ‘luxury abode’. “Our friends once commented that we lived in a ‘palace in the sky’,” the vendor laughs.
Approximately 300sqm feature three living areas, an enormous kitchen complete with scullery, three bedrooms (each with their own ensuite), and a home office which could easily double as a fourth bedroom. The cherry on the top is private lift access into their own foyer and arguably the best view in the city.
“It doesn’t matter what room I’m in, I have an extraordinary view from one side of the city to the other. And because the sun streams in all day long, it really does feel like we’re in a whole other world up here.”
Because the owners got in so early, they were able to make many alterations to the plans, including up-speccing the joinery, appliances, and fixtures throughout the home.

Three living areas make entertaining and family living easy.
“Our grown-up kids have long left home, but they can still come over and have their own space here,” the owner says. “When the boys want to watch the rugby, they can go into the media room and close the sliding doors while the girls enjoy a wine in the kitchen.”
The loggia offers comfortable outdoor living whatever the weather.
“All the glass slides across so you can really connect with the outdoors. And if it’s raining, you can sit out there as if it’s not and continue BBQing – it’s just fabulous.”

In the basement you’ll find four reserved carparks along with a large storage locker. Outside, the apartments share a heated outdoor pool, fully equipped gym, and pétanque court.
“You can thank me for the pétanque court,” says the owner. “One day, I asked the developer what they were going to do with the grassy area and suggested they put in a pétanque court – and they did. It’s lovely to be able to leave my stamp on the place after we leave.”
Agent Ambrose says apartment seven was designed by Brian Cullen by Patterson Cullen Archaus Architects, is one of only five in the northern block, with a total of nine in the complex.
“For quality seekers who have investigated purchasing a new apartment in a similar location, this offering will come as a pleasant surprise and a genuine opportunity to move in and enjoy as new, up-to-the-minute, uncompromised apartment living,” Ambrose says.
