A coupling of modernity and villa character drew Matt Bayley and his wife Katie to the property at 33 Home Street in Grey Lynn.

But most of all, the appeal of a home needing nothing whatsoever to be done had them completely sold.

“We love villas and the character you get. The home was all done to such an incredible standard, it blew us away. We loved that we could move right in,” Matt says.

The home’s heritage was respected in a renovation by its previous owners, producing a relaxed and pragmatic home where new and old have been proudly partnered.

Applying their knack for smart spatial arrangements, local firm Furze Architects delivered a well-proportioned home from what were previously small and disconnected rooms, exemplified by a hidden study nook and inbuilt bunk beds.

“His design has extracted as much as possible out of the home,” the very delighted former owners said following the renovation.

It’s evident the brief was to retain a distinct sense of the original with a contemporary edge added, marrying modern components and traditional charm.

The result has created a home Matt and Katie have enjoyed immensely.

Whitewashed wooden floors and white walls form clean lines contrasting with the home’s more customary features - its cottage facade and timber villa windows; double glazed and rehung in the renovation.

High ceilings top the open plan and modern kitchen with scullery and living area. It expands out onto a covered north-facing deck, home to a wood burning fireplace.

Envisioned by landscape designer Renee Davies, a garden of hardy and easy-care varieties is balanced by a feature brick wall made from the home’s original fireplace.

Arguably already perfect, the couple enhanced the property further through the addition of the external studio.

“We changed what was a simple outbuilding to a fully self-sufficient and independent studio with its own access.

“It has a separate bedroom with ensuite, lounge, kitchen, and west facing deck, and set back with full privacy from the main home - we barely see our tenants,” Matt says.

The neighbourhood caps what has been the ideal home for the young family.

“Our Saturday morning routine is to walk down to Ponsonby, grab a coffee and stroll Ponsonby Road.

“We’re minutes away from K Rd, with the great restaurants and recent rejuvenation, it’s brilliant,” Matt says.
