For as long as Paresh Parshotam has lived in New Zealand, he’s lived in South Auckland.

“There’s a wonderful community feel about South Auckland, and in particular Papatoetoe,” he says.

For the last 20 years Paresh has worked in real estate in and around Papatoetoe. For many of those years, he has also been designing homes and developing property. When the opportunity arose to develop 52 Allenby Road in Papatoetoe, Manukau City, he jumped at the chance.

The result is a considered collection of five brand-new homes: a stand-alone five-bedroom home and two duplexes in a mix of three- and four-bedroom configurations. Despite the number of properties on this site, the homes and outdoor spaces are deceivingly spacious.

“You’d be hard-pressed to find any brand-new homes in Papatoetoe that are this big,” says Paresh.

“In many subdivisions, the kitchen, living and dining spaces are crammed together, but these homes will let families spread out and enjoy their own space. I have put a lot of thought and time into this project to consider how people will actually live here.”

There’s plenty of room outside too.

“Some developers try to squeeze too many houses onto one site. Here, you’ve got five large homes that don’t compromise on outdoor space, like other properties have to. There’s room for the kids to have a trampoline or to host parties or to plant a vegetable garden. That sort of space can be rare in new developments.”

The five-bedroom stand-alone home has three bathrooms and a singe garage.

All five homes have a bedroom and bathroom downstairs on the same level as the living spaces to accommodate multi-generational living.

While “spacious” is the key descriptor here, modern comfort and easy living are equally important. Open-plan living spaces open to outdoor spaces that are perfect for hosting barbecues.

Bedrooms are generous (all with built-in storage), kitchens feature Bosche appliances, and bathrooms are fully tiled.

All five houses also have single internal-access garages, while some have additional parking outside too. The three-bedroom residence has an asking price of $925,000; four bedrooms $995,000; five bedrooms $1.195 million.

The homes consider possible multi-generational living too.

“All the properties have one bedroom and a bathroom downstairs on the same level as the living spaces, so someone who can’t easily get upstairs can quite comfortably live here.”

The developer, Paresh Parshotam, is a long-term South Auckland resident and has worked in real estate in and around Papatoetoe.

On a rear section, all five homes offer a unique sense of privacy.

“Some people are put off by rear sections, but I think they offer a unique opportunity. You’re away from the street so it’s much quieter, plus people walking along the road can’t pop their heads over the fence and see what you’re doing in your own space.”

Thanks in part to public transport improvements over the years, Papatoetoe is deceivingly close to Auckland City.

“The beauty of Papatoetoe is how easy it is to get around the rest of Auckland because it’s so close to the railway line. Motorways 1 and 20 are also close, plus the airport is a 10-minute drive away.”

For people who want to maximise their buying potential, Paresh says now is the perfect time to buy.

“There aren’t many properties on the market at the moment of this quality and design, at this price. Whoever is lucky enough to get one of these houses will make money,” says Paresh.
