People buying brand-new homes in a neighbourhood new to them often wonder ‘can I create the same sort of community I had in my old place?’.
Blue-chip suburbs of Auckland have a particular pull, which developer GibbonsCo recognises when they pinpoint where to build and what sort of homes people are looking for.
Robert Clemens, GibbonsCo property director, says that community is the core of the 10 or 12 developments the company has built over the past eight years in Auckland.
“We are building communities within the most sought-after suburbs in the city, places like Remuera, St Heliers, Mission Bay, Milford and Grey Lynn. Each are architecturally designed and unique, based on the site and location,” Clemens says.

The company is now building smaller bespoke luxury development offering large high-end residences in locations such as the exclusive Herne Bay.
“We are giving people the opportunity to live in blue-chip suburbs at an affordable price. People can have confidence purchasing off us, as we have proven credibility and a successful track record. We always say ‘we do what we say we are going to do’.”
Clemens says the GibbonsCo developments suit a cross-section of buyers of all ages, from first-home buyers to investors and downsizers.
Communities of interest quickly develop as people move into their homes, he says. He personally makes a point of helping them establish a residents’ society, part of the company’s hands-on philosophy.
“We deliver them a nice place, and support them. Our new development of 31 terraced houses, Milford Villas, has pocket parks and communal barbecue areas; Thirty Eight in Grey Lynn is beside a reserve to take advantage of that open space.
“We are really happy with the look and feel, we will deliver an exceptional place to live that we all envisaged.”
The company has such loyal followers that people will register their interest for new projects, often through word of mouth before they are launched in the market.
Clemens says GibbonsCo stands out from other developers because the company is involved from conception to completion of each project, with a well-established design and construction team who have been with the company since the beginning, including planners, development managers, architects and civil and structural engineers.
“Our in-house construction arm means we control quality, programme and supply with our long-standing main contractor companies,” he says.
“The construction team offers the benefit of achieving high quality design through efficiencies and processes.”
Clemens points to GibbonsCo’s next development, Thirty Eight in Grey Lynn, which includes garages – a much-sought after amenity in the inner city – and a modern, international-style palette of materials. “We are expecting these houses to sell fast as the quality of design and offering speaks for itself,” he says.
The company believes that good urban development is a powerful tool in creating sustainable and healthy cities, citing “thoughtful intensification” as the way to do that. The company is in an exciting growth phase.
“We believe that purposeful planning, design and construction in locations of design can transform the way we live, work and play,” Clemens says.
“Our developments are always popular and sell out quickly because the company has a proven track record.
“We are only as good as our last development, so put in a lot of hard work to make sure our homes are the best they can be.”
Ryan Dixon from Ray White Remuera, who is marketing Milford Villas and Thirty Eight with Alex Smith, says that prospective buyers often wait to hear about the next GibbonsCo project.
“The company has an excellent record. We’ve been working with them for several years, and Alex and I have even bought from them as owner-occupiers, which I think is a testament to what they do.”
Dixon says the company has built remarkable communities throughout Auckland, and beyond, always going the extra mile.
“Robert goes to early meetings of the residents’ associations to hand over the homes while answering questions and guiding residents through the process. People really like that personal touch,” he says.
At Milford Villas, 7 Stanley Avenue in Milford, there are 31 terraced homes and four houses available; two and three bedrooms, one or two bathrooms, one carpark, priced from $969,000 to $1.389m. Completion date is August 2023.
At Thirty Eight, 38 Sackville Street in Grey Lynn, there are 12 terrace houses; two to three bedrooms, one to two bathrooms, one to two carparks, from $1.299m to $1.849m. Completion date is end of 2024.
