Luxury apartments overseas are being built with the latest must-have feature for buyers - sky pools that extend over the edge of the buildings, hundreds of metres above the ground.

The outdoor swimming pools allow residents to venture just a few yards outside of - and above - their front door and take a dip surrounded by extensive city views.

We have picked three examples overseas, in tower blocks in Houston in America, Dubai and in Sri Lanka.

Julian Pittman, of Jackson & Ryan Architects, says there is a cachet of living at a property with a sky pool.

His firm is behind the design of a tower block in Houston, in the US, which has a pool that juts out three metres over the edge of the building.

"It is the talk of the town and everyone recognises it," Pittman says, adding that his son described the experience of the pool as being like "swimming through the air".

People often believe the biggest challenge of such a design is ensuring that the glass doesn't break and allow people to fall, he says, but reassuringly, this isn't an issue. "It was a great project to work on and I feel very proud to have worked on something so unique."

1. Sapphire Residences, Sri Lanka

Where exactly is it?

This sky pool joins a 50-storey tower of apartments for sale - called Sapphire Residences tower - with an adjacent tower that's a hotel.

The parallel towers are on the beachfront in Colombo, the capital of Sri Lanka.

What's the deal?

There are 132 homes for sale each have between two and five bedrooms, including six penthouses at the top of the tower.

They are due to be completed in 2021. Residents have access to a range of amenities on site, including a cinema, library, squash court and a gym.

However, residents have to share the sky pool with hotel guests.

What's the asking price?

The development launched in November, with prices starting from $2 million, and the average flat measuring 464sqm, more than twice the size the size of a tennis court.

Penthouses span an impressive 863sqm.

What's included in the price?

All of the flats are pre-wired so that they can accommodate home automation systems that cover lights, air conditioning and curtains.

There is also a helipad at the top of the tower.

What property costs do purchasers need to be aware of?

There is a national building tax of approximately four per cent. The service charge is typically around 22c per sq ft.

2. Market Square Tower, Houston, US

Where exactly is it?

This sky pool hangs over the edge of Market Square Tower in downtown Houston, Texas, in America.

What's the deal?

Market Square Tower is a 40-storey building with a swimming pool at the top that has a section projecting eight feet beyond the face of the building.

It has been designed by architects Jackson & Ryan, which explains in its marketing literature: "Brave swimmers can look down the sidewalk 40 floors below."

What's the asking price?

The 463 homes in the tower are only for rent, and not for sale.

What's included in the price?

The building has various amenities, including a concierge service, basketball court, fitness centre, poker suite and car park.

Pets - including cats and dogs - are allowed, with a pet-sitting service offered.

3. Palm360, Dubai

Where exactly is it?

This sky pool is on the Palm360, a two-tower development on the iconic Palm Jumeriah in Dubai.

Once completed, the 155 metre pool will connect the two towers and be almost 170 metres high.

What's the deal?

The Palm360 will have 331 flats for sale, including 16 penthouses with their own private infinity pool, gym and cinema. The penthouses have 360 views.

What's included in the price?

The development is Raffles branded and includes the Raffles Palm Dubai Hotel, which means residents will have access to its services, including a concierge, private transport and in-residence dining.

There will also be a spa and restaurants.

The Palm Jumeriah crescent is on the doorstep, which includes a 11km running track with views of the sea, and The Pointe waterfront attraction with 70 restaurants and shops.

Pop star Enrique Iglesias is performing at The Pointe this week.

What property costs do purchasers need to be aware of?

Service charges have yet to be disclosed.

Prices have yet to be announced on the properties, which are due for completion in 2021.
