The heritage-protected properties on Marina Parade were built at the close of the 19th century and are looking for buyers with around $1 million to spend.
Listed with Tremains agents Jarrod Lowe, Lisa White and Susie Sturt is 201 Marine Parade. The three-bedroom villa, which has an RV of $1.45m, was formerly the Six Sisters Coffee House, but the vendors decided to turn back the clock and present it as a family residence when taking it to market.

Sturt told OneRoof the vendors had done a stunning job, creating a “pretty funky house” with “views to die for”. The only thing left to do was the kitchen, she said, adding that a new owner would probably want to install one pretty quickly.
Sturt said everyone who walked into the 225sqm house was blown away by the size of it. “It’s deceiving. You think it’s quite small, but it’s actually massive. Out of the Six Sisters, it is the only one with a large garage and off-street carparking.” There was even a lift, she said.
The newly painted blue Victorian villa is the second in a row of six that date back to the late 1890s. Sturt said the buildings were a slice of Napier’s history. “They went through the earthquake and survived. Incredible, really.”

The historic building had attracted a lot of interest. Many of the potential buyers were executives and retirees, although some people had walked inside expecting to get a coffee from the now-closed cafe.
Two doors down, 193 Marine Parade is for sale with an asking price of $950,000 plus GST.
The black villa, which has an RV of $1.32m, was built as two residential flats before being converted into multi-level offices by a shipping company in the mid-2000s. The company relocated to new premises several years ago, and the building has been vacant ever since.

New Zealand Sotheby’s International Realty agent Phil Quinney said the property could be converted into a single residence. “The beauty of that one is it’s 240sqm floor area. So, it’s a lot larger than some of the other ones that just have the original building there and a small garden out the back. This covers the site right up to the boundary at the back.”
Former Labour MP Stuart Nash has already seen the potential of living on the waterfront on Marine Parade. He and wife Sarah purchased the almost 150-year-old Marine Parade courthouse in April last year and have already started transforming it into a family home for them and two of their children.
