The boutique apartment development set to rise opposite Wairua Reserve is being driven by the well-established collaboration which has previously brought two sold-out premium apartment developments to the Auckland market.

“We’ve already brought to the market Outlook Mission Bay and Elm Remuera, which both sold out, and now Wairua is well on the way to selling out,” Cooper & Associates director Martin Cooper says.

About two-thirds of Wairua’s 15 apartments on 475 Remuera Road, Remuera have already sold, with a handful of two to three bedrooms ones still available, including two premium penthouses currently attracting a lot of interest.

They’ll be built less than 500 metres east of Remuera Library on the corner of Remuera Road and Wairua Road, opposite the substantial green space of Wairua Reserve.

“This is our third Auckland development by the same team – the same architect, builder, structural engineer, development manager and developer and we’re just getting better and better,” Cooper says.

“Now we’re getting people who’ve bought off us before recommending us to other people who are thinking about an apartment.”


The team behind Wairua includes developer and constructor Clearwater Construction, development manager Cooper & Associates, +MAP architects and interior designer Gretl Lukas.

“The site has already been cleared, the basement dug, the foundations are underway and the structural steel framing for the building is in production,” Cooper says.

“We only started marketing late last year, whereas some other projects have been on the market for several years and still haven’t started construction.”

The architecturally designed five-level concrete and glass building with basement parking will celebrate the views of Remuera from its different apartments’ aspects.

“For some reason Wairua Reserve, with its fantastic playground, seems to be one of Remuera’s best kept secrets.

“There are some beautiful views over the park from the eastern side, which will never be build out. We’ve had a couple of owners with dogs who love the idea of just popping across the road to give them a run-around.”


Cooper says it’s understandable that people can find the process of buying an apartment off the plans daunting, after perhaps owning a house for 25 years.

“But what we’ve seen in the past is people who are taking too much time to research are missing out. Whereas they can come in and meet with our team and we’ll happily talk them through the whole process.”

Interest is mounting in two three-bedroom penthouses including a spectacular $5,495,000 one opening to terraces. Its full-width north-facing living-dining-kitchen-scullery spread also looks out to the east and west, bathing in wonderful views and light.

The air-conditioned apartments will use laminate glass “so when you stand inside them with the glazing in, they’re incredibly quiet.”

They’ll have Gaggenau or Bosch appliances and all have provision for gas fireplaces. Buying at this stage allows some customisation to suit buyer’s specific needs. Wairua is scheduled to be completed September-October 2022.
