Wanting to live surrounded by Muriwai’s striking natural beauty, couple Hayley and Joey discovered this rather unassuming-from-the-road property packed a massive punch.

The outdoorsy couple – Joey’s an avid surfer and both are keen golfers – previously lived in Papatoetoe but were intent on moving to enjoy the relaxed, convivial Muriwai lifestyle.

Hayley says: “This house is somewhat unassuming on approach but as soon as you walk through the door you see it has incredible sea views. We were both absolutely blown away by it. It’s northwest facing, so you get the sun all year round.

“You look out at the ocean and can see the length of Muriwai beach and on a clear day you can even see Kaipara. Joey loves to grab the binoculars and check out what the surfers are doing.

“I’ve always been a sucker for a sunset and they’re amazing to see from here; glorious fiery reds and oranges.”

77 Waitea Road in Muriwai, Rodney, is a three-bedroom, two-bathroom property on the market for sale by deadline closing July 27. It has a 2021 RV of $1.9 million and, according to OneRoof records, last changed hands in the start of 2021 for $1.875m.

The home is single level on a 1698sqm section which doesn’t require a lot of upkeep, seeing as rear grounds are devoted to pohutukawa, cabbage trees and other lush bush, which the home and its decks look out over.

One of their agents, Simon Spiller, of Bayleys Kumeu, explains that Muriwai largely consists of two areas and this property is within the one not significantly affected in the Anniversary Day flooding.

Simon says: “One of the cordons Muriwai had after this event has recently been lifted and there’s been a noticeable uptake in interest in the area since then.”

This home is clad in easy-care, durable Masada twin-walled PVC weatherboards which stand up well to the coastal environment, never need painting and can be easily washed down.

It enjoys the bonus of a versatile space with powder room at one end of its layout currently housing a boutique gym, Joe’s Gym. Previous owners utilised this as an art studio but it could also suit an additional casual living space. Three-car off-street parking bolsters the internal-access double garage.

The couple have made significant changes, including replacing previously cottagey front landscaping to a more low-maintenance, subtropical style. They’ve repainted the interior, installed a new kitchen, a ventilation system, new curtains and blinds, and a “grunty” solar system which has seen them hardly pay for electricity.

“New owners can just move in and enjoy it,” Hayley says.

The open-plan lounge-dining-kitchen-family room has high ceilings and heated travertine flooring, now teamed with a new kitchen designed to suit a coastal ambiance. The layout flows out easily to decks on the sea-gazing side of the home, which are a magnet for summertime entertaining.

Three bedrooms include the ensuited master with walk-in wardrobe and two others served by another bathroom, plus there’s an office.

Hayley has been impressed by Muriwai’s stunning natural beauty and strong sense of community. The couple were already planning to put this property on the market before Anniversary Day’s flooding. It was unaffected but they decided to delay marketing it until now.

Agent Spiller says: “This low-maintenance, contemporary home is discreetly unassuming at first glance but sits on one of Muriwai’s larger sites and enjoys magnificent views.”
