A recently vacated, substantial engineering warehouse plant with office space and a sizeable yard in Kerepehi, one of the Waikato’s premier rural industrial hubs, is for sale.
Designed for a multitude of industrial uses, and previously operating as a rural trading post and an engineering workshop, the single storey buildings and property has an extensive road frontage with dual vehicle entry points behind secure fencing.
The premises features an approximately 400-square metre workshop and loading bay, with an adjoining 435-square metre full suite of office facilities – including a public reception area, meeting room, and staff kitchen and bathroom amenities.

Kerepehi has been a ‘textbook’ showcase of provincial growth in New Zealand over the past decade – benefitting from its strategic location in the middle of the Golden Triangle.
Over the past decade, Hauraki District Council has invested in the region of $9 million in upgrading Kerepehi’s water treatment plant to accommodate the town’s industrial growth – much of it on or around Kerepehi Town Road.
To further attract industrial firms to the area, Hauraki District Council removed property development contribution fees – making it cheaper for developers and business owner/operators to build new premises, most of which have now been populated.
Leveraging off that support, some 23 vacant industrial building sites in the locale were developed and subsequently snapped up by companies and firms looking for cheap land in the Golden Triangle.
Their presence further cemented Karepehi Town Road’s prominence as an industrial hub servicing a wide surrounding hinterland.
Now the opportunity has arisen for a new owner to secure a ready-made footprint in the locale’s real estate scene – with a flat approximately 3,870-square metre site subject to survey and 835-square metres of buildings at 100 Kerepehi Town Road in Kerepehi for sale at auction on August 20 through Bayleys Hamilton.
Bayleys Hamilton salesperson Josh Smith, who is marketing 100 Kerepehi Town Road, said that with an Industrial 7A zoning classification under the Hauraki District Council plan, the property offered a ‘turnkey’ opportunity ready for immediate occupation.
“Having a functional building ready to move into immediately means any new owner of 100 Kerepehi Town Road can circumvent the need for having to wait for building plans and consents from scratch, and then the obvious construction time frame which ensues,” Smith said.
“While the offices are totally usable in their current configuration, they could also be easily adapted or amended into a different lay-out specific to any new owner’s unique requirements.
“Meanwhile, the substantial front yard space has the capacity to be used for container or heavy machinery and equipment storage – making this an incredibly versatile location which can pivot in virtually any use direction,” he said.
“Situated just off State Highway 2, Kerepehi’s businesses draw both their labour pool and customer network from the nearby townships of Thames, Paeroa and Ngatea – all just 10-minutes’ drive away in various directions.
"The central location of Kerepehi attracts businesses from the cities seeking an affordable base with cost-effective housing for staff.
“That strategic geographic aspect is one of the key reasons why 100 Kerepehi Town Road was formerly utilised to sustain an industrial vehicle yard – taking into account the nature of the surrounding industrial tenancies and their business requirements to transport product to either Port of Tauranga or the consumer markets of Auckland, Hamilton, Tauranga and beyond.”
