A Balinese-themed property in West Auckland has hit the market for sale for the second time this year.

The vendors had spent $120,000 on the lifestyle plot since buying it in August for $1.56 million, but now need out “ASAP”, listing agent Roy Crane, of Paterson Investments, told OneRoof.
The property at 91-95 Waimauku Station Road, in Waimauku, which covers three titles and sits on 1.37 hectares, has a combined CV of $2.49m.
Crane has pitched it as an “exceptional opportunity”.

Crane said his vendors had upgraded the property since buying it, transforming the 266sqm barn into a multi-use space.
“The owners have renovated the barn and turned it into a conference centre and a hot-desking office facility. It can also be used for yoga and for photography,” Crane said.
The vendors had forward bookings into next year but have now closed down their events business, he said. “Buyers could go in there and set up a new business or take over the old business if they wanted,” said Crane, adding that the property also came with a three-bedroom house, which the vendors had also remodelled.
Asked why the vendors wanted to sell, Crane said: “The only information I have is it’s a really unfortunate change of family circumstances. They’ve obviously injected quite a bit of money into it. I think over $120,000.”

The property was listed by the previous owners in February 2024 with a fixed price $1.575m. It was withdrawn as a live listing at the end of April.
Crane said buyers would need to do their due diligence. The property is zoned for rural production and some of the land had experienced flooding, although none of the buildings had been affected, he said.
“Recent professional clearing of the ponds and stream has mitigated potential rainfall impacts for your peace of mind,” Crane said in the listing.
Crane, who has a side hustle as a wedding celebrant, said the property could make an excellent wedding venue. “It would be perfect for elopements, engagements, all of those kinds of things,” he said.
“It’s the wow-ness of the property. Those gardens are completely different like you’ve never seen before in New Zealand. It could be even more spectacular.”
