Kotare Views is a modern and sophisticated single storey dwelling seamlessly tucked into an elevated one-hectare site surrounded by kauri forest, with stunning views of Mahurangi Harbour – and beyond, to Little Barrier and the Coromandel.

Owners Kirsten and Andrew lived on the site for over a year before construction commenced, watching it change through the days and seasons.

“We were drawn here by the peace and tranquillity – just 500 metres from the coast,” Kirsten says. The couple carefully considered every single aspect of the build, which was completed in 2014, determined to maximise both natural light and the stunning vista.

487a Cowan Bay Road in Warkworth has a 2021 RV of $1.7 million and, according to OneRoof data, the property last changed hands in 2012 for $350,000. The four-bedroom, two-bathroom property is now on the market for sale by tender which closes on February 23.

“We wake up in the master suite each morning and look straight down towards the harbour – it’s simply beautiful.”

Sparing no expense, Kirsten and Andrew have used high-quality materials inside and out, with colours and textures inspired by nature.

Visitors are greeted by a big, bright entrance, with a schist water feature. The kitchen is an entertainer’s dream space and has an adjacent scullery so food preparation can be kept out of sight during gatherings with family and friends.

It’s surrounded by a large, open-plan dining and living zone with floor-to-ceiling windows and doors. Sunlight streaming in, combined with the concrete flooring, keeps energy bills to a minimum.

Four tastefully decorated bedrooms (one is currently used as an office and another as a gym) and two contemporary well-appointed bathrooms plus a separate laundry complete the interior picture.

Like most Kiwi homeowners, Kirsten and Andrew love spending time outdoors and a covered loggia with an outdoor gas fire is perfect for relaxing all-year-round and they’ve added extensive further decking, plus a cedar hot tub.

They’re both avid gardeners and have put a great deal of time and money into establishing the home’s remarkable surroundings with a mix of native and subtropical plantings – plus a pond, and an orchard. They say the air is always filled with birdsong.

As well as being a haven for gardeners, the home is ideal for young families, with walking tracks and lots of space to run around and explore. The school bus stops at the nearby junction of Cowan Bay Road and the main highway.

Warkworth is just 15 minutes away and on a good day, Kirsten can be at her daughter’s home in Orewa in 20 minutes.

“I do my main shopping at Silverdale and Albany, and you can often get to Auckland’s CBD in under an hour,” she says.

Kirsten and Andrew say that with their project completed here it’s time for a new start elsewhere. “Everything about this property is perfect now, so we need a new challenge!”

Dianna Coman from Bayleys, Warkworth says that the property is an absolute credit to Kirsten and Andrew’s vision and tenacity. “All the work they did on the land, prior to building, has led to an absolutely stunning home and garden.”
