Owners David and Isabella Sullivan once ran the property as a bed and breakfast, and it seems guests couldn’t help but fall for the charm of the property, its unsurpassed location and the pair’s legendary breakfasts.
The property is a nod to Tuscany, nestled into the hills overlooking the Mahurangi Harbour, and it’s the Italian character and scope of the property that the couple were instantly drawn to.
“We were looking for something that would be productive on the land. Isabella’s Italian, so the connection with the olive grove was immediate and special,” David explains.

And productive they have been. Most notably, the address is the home of renowned Mahurangi Olives.
The sprawling land is populated by four buildings and seemingly countless olive trees that produced the Sullivans’ award-winning and highly sought-after olive oil.
108 Lawrie Road in Warkworth, Rodney, has a 2021 RV of $2.3 million and is on the market for sale by way of tender closing March 16. According to OneRoof data, the property last changed hands in 2012 for $1.175m.
Bayleys agent Kellie Bissett, who is marketing the property, says, “This peaceful property is both beautiful and productive and offers an immediate lifestyle for anyone who wishes to spread out, tinker or set up a business base.
“The location is often likened to a Tuscan landscape and the sweeping views are unmatched.”
Within a short distance to Matakana village, Sandspit Yacht Club, Omaha beach and Warkworth’s town centre, the 4.4 hectare property doesn’t fall short on amenities and activities close to hand.
Isabella creates olive oil products from the olive room and workshop which neighbours the boat shed and fully equipped pottery.
“There’s the potential for someone to come in and carry on the business, we supply local and Auckland restaurants with our olive oil, but similarly we’ve found there’s a great market for olive trees if someone wanted to downsize the tree population and use the land for dairy or horses, or whatever,” David highlights.
Certainly, the potential of the acreage seems limitless. The main residence is a solid brick single level home, with liberal amounts of space and light and a north facing position.
It offers four generous bedrooms, three living rooms, and a large contemporary kitchen overlooking its rural backdrop.
Outdoor living options are plenty, including the dining area covered by a pergola, with immediate views and access to the olive grove.
“The outdoor deck is magical, it’s a private house and you have the sunshine with the privacy, and the elevation exposes amazing views over the valley and Mahurangi harbour,” describes David.
Larger scale entertaining has been accommodated on the marquee lawn which borders the pottery through its French doors.
