Taking an existing house, gutting it and rebuilding almost completely is a big challenge but that didn’t faze the couple who bought 14A Harbour View Road in the mid-2000s.

14A Harbour View Road in Point Chevalier, Auckland is listed for sale with an asking price of $5.295 million. According to OneRoof data, the property last changed hands in 2007 for $2.6m and has a 2021 rating valuation of $5.1m.

“We just loved the site, so it was worth the effort – we got Black Box Architects and Trinity Interiors involved and the result was very pleasing. I had some ideas from our apartment in Singapore, which I took to this place, including an in-ceiling speaker system and recessed electric blinds that disappear out of sight,” says the owner.

He says that a sophisticated, entertainer’s kitchen was also on their list and Morgan Cronin came up with a design that included all the required elements, including quality Gaggenau, Liebherr and Miele appliances.

Surrounding the kitchen is an open-plan dining and living area which opens to extensive sun-soaked, partially covered decking for rest and recreation, taking in the wonderful water views and there’s also a spacious home office on this level.

Downstairs lie two double bedrooms, sharing a bathroom and a large second living or rumpus room and outside is another deck.

The owner is a very keen windsurfer and paddle boarder and he has enjoyed having easy access to the quiet beach, as did the couple’s children, who have since left home.

“I go out four or five times a week. It always feels like living the dream and it’s just as if every day’s a holiday.”

He says that over the years the family has spotted pods of dolphins and even whales, very occasionally. “It’s been a lovely place to live, and I feel that we have got a lot out of the property.”

The owner adds that the neighbourhood is a very friendly one and as dog owners he and his wife have struck up friendships with other people while out exercising their pets.

Jo de Beer from Ray White, Point Chevalier, who is marketing the property with Lawrence von Sturmer, says that she relishes every opportunity to visit the property.

“You’ll always see something, like a little sailboat floating by, and the sunsets are simply spectacular. There’s still strong demand for unique properties such as this one as they tend to be tightly held.”

De Beer says the home’s CV is $5.1m but anything even slightly similar is still selling in excess of council’s current figures – often to people who’ve owned homes in other parts of the city for many years and are changing addresses for lifestyle reasons.
