Bayleys Real Estate has announced its leading commercial brokers for the 2023 financial year are the youngest recipients in the firm’s five-decade long history.
Nick O’Styke and Anna Morawiec, who specialise in commercial and industrial property sales and leasing across Canterbury, have been recognised as Bayleys Real Estate’s top commercial salespeople nationwide.
The win is particularly significant given the pair had previously been runners-up for four consecutive years, competing against a strong pool of Bayleys’ commercial and industrial brokers who work in various markets across the country.
It’s a significant coup for the pair, which have utilised professional commitment and emphasis on customer relations in equal parts to grow their network and build industry recognition as the ‘go-to’ team for commercial and industrial sales across greater Canterbury.

“Widely considered methodical in their approach, Nick and Anna have built a strong reputation for client care and attention to detail, with their continued diligence delivering real results for buyers and sellers regardless of market conditions,” says Ryan Johnson, Bayleys National Director of Commercial and Industrial.
“They continue to provide the highest level of service to a range of valued clients, including private investors, listed property companies and global operators.”
Instrumental in completing some of the region’s most significant commercial and industrial property sales, lease arrangements and development solutions, Nick and Anna have consistently ranked amongst Bayleys’ top commercial and industrial agents nationwide.
“Taking out this achievement - top commercial broker in 2023 - is a testament that our approach and discipline is working,” O’Styke says.
“Anna and I are super passionate about customer care, and we focus on leveraging competitive marketing strategies to deliver the best results for our clients.
“By doing the basics well, being transparent, and identifying opportunities, we deliver the best result for each transaction, and enjoy a legacy which benefits from a huge proportion of repeat business,” he says.
O’Styke points to a recent campaign which saw a property offered for sale by tender, receiving a broad spectrum of offers across varying price points, as evidence that proper marketing for properties makes the difference.
“Presentation is everything, which is sometimes a lost art in the commercial and industrial world. We create customised marketing plans to suit our vendors and their properties to ensure each campaign generates maximum exposure.
“By creating this instant impression, we leverage competition to help attract top dollar – and top tenants – for our clients.”
O’Styke Team Business Manager Anna Morawiec echoes this sentiment saying their ethos looks beyond the transaction.
“Market cycles are variable, and you must love what you do to succeed. What sets us apart is the genuine satisfaction we get from this job. The process is everything, and it never gets tiresome delivering the best result to our clients,” she says.
Reporting nearly 80 settled deals in the 2022/2023 financial year alone, the pair have become one of the most successful sales teams across the entire Bayleys network, now spanning more than 102 offices from Northland to Invercargill.
“We are so proud of this recent achievement and will continue to elevate our service offerings to deliver results and remove stress from the property process for our clients and customers,” O’Styke says.
