Genuine Breeding Property With Scale 'Carlyon'

These areas also allow for the taking of baleage for winter security or as an income stream to sell to market. There is an estimated 40 hectares of Coastal native forest.

Infrastructure is very sound. A good four stand Woolshed plus yards with an area covered allows for a 700 night pen. A large set of cattle yards is located nearby with good load out access. In the middle of the farm there is a good sized set of satellite sheep yards with a docking square at the back of the property. A three bay enclosed workshop with a three bay lean to on the back is up close to the home. There are a number of sundry sheds including a killing house and dog motels plus kennels.

The home is a comfortable three bedroom dwelling with kitchen/dining, large lounge, TV room, separate bathroom plus two toilets and a double integral garage.

Carlyon presents as a good farming proposition for someone looking to transition into a larger unit, corporate style investors, neighbour or near neighbour and forestry interests given their purchases in close proximity recently.

It is very evident that Carlyon has had good custodianship over a number of years and despite some cyclone damage presents well.
