It is being marketed for sale by Sothesby's agent Greg Dennerly and offers prospective buyers a huge chunk of prime waterfront land, the type of which that rarely comes to market in Auckland.

Built in the 1930s and substantially changed since then, the home has been in the same family for nearly 50 years.

The vendor, who is now in his 80s, was a boat builder and he constructed the substantial waterside shed that was his workshop.

During the 1970s, the entire home was moved closer to the water so it could offer enhanced views of Cox’s Bay, Birkenhead and the city.

Family members say that it has been added to significantly in the years since, and that it represents many different decades in terms of style and décor: a boldly patterned Axminster carpet was laid in the 1970s and the conservatory was built on in the 1980s.

The house, which has an RV of $6.1 million and is being sold by tender, has been divided into two flats for a number of years and has potential for converting back to a single home, then rebuilding and renovating.

However, the family is aware that the 1040sq m site will be enormously attractive to developers and the marketing material invites buyers to bring their architect.

The property is close to the Westmere shops, good schools and sports clubs, with easy access to Herne Bay, Ponsonby and the city. According to the latest OneRoof Property Report, Westmere's median value has risen 2 percent to $1.785 million.

The listing of 5 Kotare Avenue follows the listing of another multi-million-dollar do-up opportunity in nearby St Marys Bay.

Five adjoining properties on St Marys Bay Road are being bundled up together and sold as a development opportunity.

The 2742m2 property includes a derelict house that made the headlines last year after selling for $3 million.
