Winter is never a good time to think beach houses.
But now, after a particularly wet and slow July and August that meant lower lifestyle and country listings, agents are reporting listings are flooding in.
Buyers keen to secure their holiday house in time for Christmas - or, better still, create a part time city escape for downsizing or remote working through the summer - are hitting the road to stake out a piece of Kiwi paradise. We've looked at the listings and found out what a budget of $1m-plus will get you.

65 Lakeview Lane, Mangawhai Heads.
If being close to a vibrant village and community is more your thing, Christine Thomas and Jan Hutcheson, also of Bayleys Mangawhai, have a brand new build, one of nearly 60 being built in the Sanctuary gated community on the edge of Mangawhai Heads.
It fronts to the private lake on just under 6000 sq m of land, so architect Matt Hagen of Red Rabbit Architectural (now Hagen and Irons) pushed out decks and used floor to ceiling windows to take in that view.
Sanctuary offers 70 hectares of native bush, with kiwi, a lake for kayaking and easy access to the beach and local golf courses. Tender closes October 1.

1612P Pakiri Road has a guide price of $2.5m.
For such a tiny place to have two jaw-dropping architect-designed properties for sale is a stroke of luck.
Mike Pero Matakana agents Angela Wain and Jodie Sterling are bringing a brand new house on 6660 sq m on Pakiri Road, overlooking the rolling hills and white sands. The owner so loved the work of Christchurch architects AO Architecture from Christchurch that he commissioned them for the 348 sq m series of striking pavilions. Builders from that city lived on site to build the dramatic house, with a second level master suite that includes a bonus office or nursery.
There are three more bedrooms, two more bathrooms plus garaging, solar power, three water tanks, heat pumps and a fireplace, plus regenerating bush and beautiful farmland, this is a year round country retreat. Only six minutes to the village, 15 minutes to Matakana. It has a guide price of $2.5 million.
