A rookie real estate agent sold his first ever listing - a lifestyle property on Auckland's North Shore - for $2.29 million.
Century 21 sales agent Stephen Hudson brokered the deal for the five-bedroom home at 31 Rangitopuni Road, Riverhead-Coatesville, post lockdown and now aims to break real estate records.
Hudson, who switched to real estate after 35 years as an "entrepreneurial" businessman, hopes to be the lucky agent who finds a buyer for Pakatoa Island in the Hauraki Gulf, which has a fixed sale price of $40 million.
Hudson told OneRoof that 31 Rangitopuni Road's new owners were the first people he introduced to the property.

“I had about 20 to 30 buyers who came straight from the ad and I now have all these buyers who I need to find properties for,” he said.

Marketed as an "executive lifestyle family home and big barn", the 254sqm, five-bedroom house has a swimming pool and is set among 1.5ha of flat fertile land.
He said he took the listing on after another agency had failed to find a buyer.
He told OneRoof he as happy to have made the switch to real estate.
“Friends joked with me as to my timing, predicting it could be a very slow start to my new career. So, I’m thrilled I could achieve this for the vendors," he said.
"But in this game, you’re only as good as your next sale, so I’ll keep my head down and keep looking for new listings.”

He added: "One of the most experienced guys in our office, who has been in the industry for over 30 years, said when he joined it took him six months to get his first sale and he’s been helping me with a lot of advice.”
Century 21 New Zealand owner Derryn Mayne said Hudson had achieved an incredible result.
“It just shows if you get your message and marketing right and bring on strong sales and negotiating skills, your property will still sell well,” she said.

Hudson received his real estate certificate post–Covid and then joined Century 21 in Albany.
