Auckland’s luxury home market finished the year on a high when two neighbouring homes in Herne Bay sold for a total of $26 million.

Sales records point to the same buyer purchasing both of the Jervois Road homes, although the agents who brokered the deals declined to comment, citing confidentiality clauses in the contracts.

Patrick McAteer and Suzanne Browne, of New Zealand Sotheby’s International Realty, found the buyer for the two properties that sold just before Christmas.

“Let’s just say we have very happy buyers and very happy vendors,” McAteer told OneRoof.

“These are two significant sales, both properties had been on the market for at least a year.”

The two homes are part of a cluster of grand houses at the quiet cul-de-sac end of Jervois Road.

Records show the larger of the two villas, a four-bedroom home on more than 2000sqm, sold for $15m – well above its 2021 RV of $12.25m and the $3.45m it last sold for in 2005.

The vendor had carried out an extensive makeover of the villa, including carving out a garage and media room on the lower level. Its landscaping also won a national award and the property has been profiled in magazines.

The second villa, a four-bedroom home on a 1391sqm site overlooking Coxs Bay, fetched $11m. The owners had paid $6.3m for it in 2016 and told OneRoof in 2023 they had made cosmetic changes to the house. The vendors at the time had relocated to Wanaka, and at one point the house was listed as a rental looking for $3600 a week.

It had been on and off the market since February 2023 with Ollie Wall and Andrew Wall, of Wall Real Estate. Ollie Wall told OneRoof that non-disclosure agreements meant they could not comment on the sale.

The owners had told OneRoof that the house had been used as a location for the Kiwi hit comedy The Breaker Upperers.

Stars Jackie van Beek and Madeleine Sami can be seen relaxing by the villa’s outdoor pool in the movie, while the bathroom is utilised for a hilarious scene involving drugs. The movie was produced by Oscar-winner Taika Waititi and co-stars comedians Rose Matafeo and Jemaine Clement.

“I’m not sure if it’s a real claim to fame,” the villa’s owner said at the time.

The two properties abut another huge property, the home of the Jervois residential care rest home, which changed hands in 2021 for $17.25m.

The upper end of the market in Herne Bay saw several big sales in 2024, including the $12.6m for a five-bedroom home on Salisbury Street which was listed with Bayleys agent Edward Pack, and the $11.5m the Walls got for a mansion on Hamilton Road.
