A smartly renovated home in Auckland’s Remuera has sold for more than $8 million after just two weeks on the market.

Ray White agent Richard Thode told OneRoof that the six-bedroom 1920s bungalow on Dromorne Road, in the suburb’s prized double grammar school zone, had attracted a lot of interest.

He said he presented three offers to the vendors after the second weekend of open homes. “The offers were all very close together, and all clean offers,” he said.

Thode said the property was snapped up by a local family. He declined to disclose the exact sale price, but told OneRoof it was much more than its price indication of $8m, and well above the property’s RV of $6.6m.

Thode, who marketed the property with Rae Zhang, said he was surprised by the amount of interest at that price point. “Over two weekends we had 28 groups through the house. I was taken aback because they would have known where the price would land,” he said.

“There are a lot of people looking for the right property at that end of the market, but they’re not ready to compromise.”

While there are plenty of properties for sale in Remuera’s $4m-$5m price range, and a handful of listings seeking $10m or more, there were relatively few homes for sale in the $8m range.

“This was the right property, it was a good size, a good number of bedrooms, all on one level and there’s not much on the market. There is a void at this level,” he said, adding that most of the buyers looking at the Dromorne Road property had already sold their properties.

The agent, who completed several big deals in the area last year, warned against reading too much into the speed of the sale.

“Although this was fast, it is not like the market in 2021. It’s a little early to get back to those days, but as always, well-presented houses always do well,” he said.

Thode said that the vendors had worked hard for months to get the house ready for sale, and buyers were all impressed with the quality of the presentation and the fact it sat on a 1264sqm section.

The vendors had earlier told OneRoof they knew the minute they stepped inside the Dromorne Road property in 2009 they were looking at their dream home.

They renovated the house in two stages, stripping and renovating the original bungalow in 2016 before adding the extension two years later.

Thode said buyer interest is also high in another bungalow he and Zhang are marketing. The four-bedroom home at 54 Lucerne Road has already attracted 55 groups of buyers in its first two weeks on the market.

The property, which has an RV of $4.6m, goes to auction on March 7.
