Bayleys agent Sarah Liu, who brokered the off-market deal at the end of last year, told OneRoof the buyers had been looking for a new family home for almost a year but hadn’t found anything they liked until she showed them the luxury property on Long Drive.

The 1000sqm renovated mansion, which sits on 3000sqm of land, made an instant impression: it had seven bedrooms, five bathrooms, five living areas, parking for 20 cars, a fully equipped gym, a tennis court, a swimming pool, and a golf putting area.

“I just introduced the buyer, and we closed the deal within a week,” Liu told OneRoof.

She could not disclose the exact sale price but said it was close to $17m. “I felt this was a suitable home [for the buyers]. They had a budget of about $20m and had been renting while they looked. They wanted a spacious house with a tennis court because their kids play tennis.”

Liu said it didn’t matter that the house was outside the prized double grammar school zone as the buyers’ children went to private schools.

The property, which has an RV of $14.8m, is split over two titles. The vendors bought the main house in 2016 for $5.1m and then acquired the 1200sqm site next door in 2019 for $2.5m to house the tennis court and pavilion.

Liu also revealed she had just sold a trophy home further east, in Bucklands Beach, for more than $10m and that she had other big deals in the works.

The Macleans Road trophy home had been on and off the market over the past two years with other agents, but Liu said her buyers hadn’t seen it before. They were looking for a property in the area and liked that the house sat on an 8000sqm-plus section overlooking the harbour.

“They are holding it as a land bank or for future renovation. The land could be subdivided into 12 standalone homes. Right now, they will rent it out,” she said.

Records show the house last sold nine years ago for $8.03m and had an RV of $9.6m.

Liu said the recent changes to investment rules could bolster the luxury end of the housing market, but noted she still had buyers with $10m-plus budgets. Some had been looking for over six months and were “picky”.

“I’ve still got an off-market listing to show buyers. It has amazing water views and a swimming pool but no tennis court. That one could be $30m.”
