There aren’t many places in Auckland where you can buy a home for under $700,000 that’s brand new and with water views, says Andrea Jacobson.

She and husband Marcus are building 112 new freehold homes in Wattle Park, Mahia Road, Manurewa in a master-planned community called Wattle Park on a site which runs down to the water.

There will be a range of two- and three-bedroom homes, including some KiwiBuild homes, all built by Signature Homes. The development is next to Elim Church which has large, park-like grounds.

“We bought the land off the church and it runs right down to the foreshore and we’ve built walkways,” says Andrea.

“It’s all been riparian planted down to the inlet below, so it’s a very cool place.”

People from Wattle Park will be able to walk down to the water and go on some lovely walks, she says. “The waterfront homes back on to the waterfront reserve. No one can ever build in front of them and there’s no road in front of them or anything like that.

”For a three-bedroom there they start at $685,000 so it’s pretty great pricing for a waterfront place in Auckland.”

Some of the KiwiBuild homes, which will be finished in June, open out to the church grounds next door, and the ones on the other side of the road back on to a landscaped stream that runs through the development.

There’s even a “fish ladder” in the stream so fish can migrate upstream to get to and from their breeding grounds in the harbour. “The stream comes down the middle of Wattle Park and goes out at the foreshore reserve into the Manukau Harbour,” says Andrea.

There are a mix of terraces and duplexes with two to three bedrooms and the three-bedrooms homes have a second toilet downstairs.

Andrea says she made sure there are some extra features that will make the homes nice to live in, such as stone benches, dishwashers and plenty of storage.

“They’ve got hot water cupboards, a double door laundry in a cupboard, broom cupboards, big wardrobes in each of the bedrooms, and a garden shed.

“They all open into their own fenced back garden with a patio and so everyone has their own garden and all of them come with one carpark.”

The new community is in an already established suburb so there are shops and transport nearby, along with sports grounds and sports clubs.

Buses at the top the development go to the train station and the southern motorway is not far.

The location is restful with the church next door and the water but you’re still in the heart of everything, Andrea says.

“Honestly, I think the star of it all is getting into a property where you can’t ever be built out and you’re looking out over the estuary for under $700,000.”

Agent Alex Greig, from the Wattle Park sales team, says all the properties offer pleasant views of either the water and surrounding reserve, or the church and school grounds.

The homes are also great value for money with early buyers having the pick of KiwiBuild two-bedroom duplexes, some of which have larger section sizes of up to 244sq m, and all the homes have generous floorplans.

Sale: KiwiBuild $600,000 for a two-bed, $650,000 for a three-bed. Market three bedrooms start from $685,000.
