Despite its popularity with families, there is still a shortage of substantial homes in this vibrant part of South Auckland and owner Shaz says that she and her family have thoroughly enjoyed their almost-three years as just the second owners of a very large, solid, brick and tile house at 14A Carlie Street.

“We loved the property because it’s at the rear of the site, with Papatoetoe High School next door, and it’s very private – and also very quiet and peaceful, which you might not necessarily expect. I was initially drawn to it by the very light, bright modern kitchen and the space it offers, with nice appliances.”

Around the kitchen, which enjoys gas cooking, tile flooring and a huge pantry, lies an expansive dining and living room with easy open-plan flow to sunny areas outside, where the family spends a great deal of time in summer.

Also on the ground floor is a bedroom and bathroom. It’s perfect for elderly family members who can’t manage stairs – or teens who need some semi-private space, as well as for guests and boarders.

Upstairs are four further, very spacious bedrooms including the master, which has an ensuite and a tiled family bathroom. There’s also a lovely lounge area at the top of the stairs, which is nice for a quiet, adult afternoon getaway, when family life below becomes hectic.

14A Carlie Street in Papatoetoe, Manukau, is on the market for sale by negotiation. The five-bedroom, three-bathroom, double-storey property has a 2021 CV of $1.25 million and, according to OneRoof data, it last changed hands in 2022 for $1.5m.

There’s a lovely lounge area at the top of the stairs which is a nice, quiet spot when family life below gets hectic.

While the section is a compact 439sqm, there’s still plenty of room for children and pets to run around on the back lawn, while family summer evening meals and special occasion entertaining take place on the patio. There’s potential to improve the outdoors further, perhaps with enhanced landscaping and living areas.

The property offers plenty of off-street parking, in addition to the internal-access double garage. A private driveway is secured with a motorised gate.

Shaz says that the neighbours are all very friendly. “They tend to mostly mind their own business, but everybody always smiles and waves.”

She has appreciated the convenience of having a traditional Kiwi dairy at the end of the street, while Manukau City with its shopping mall, restaurants, cafes and an abundance of services including medical centres, childcare and gyms are just 10 minutes’ drive away, as is the motorway – and there is public transport available nearby.

The home was built in 2018 and the current vendors are only the second owners.

“We’re joining lots of others and moving to Australia, but otherwise we would have lived in this property for a long time because it has everything we need,” Shaz says.

Listing agent Anu Sabarwal, of Barfoot & Thompson, is marketing the property, which was built in 2018 and is priced for sale by negotiation.

She says that it presents extremely well, having been carefully maintained by Shaz and her family, and the original owner.

“This house is beautiful and immaculate – and quite unusual for the area, where buyers usually have to compromise when it comes to space, plus you don’t always get as much grandeur and luxury as we have here.”
