Respecting the character elegance of this 1920s bungalow while reinventing it with high-end specifications and easy modern amenity was the goal of its developer-owner.
Jason Lin bought this two-storey home at 24 Ridings Road in Remuera, Auckland in 2016 intending to rejuvenate it for himself but plans have changed and he’s offering the just-completed residence for sale.
“I was attracted to its character, as it has lots of leadlights and an appealing exterior, along the lines of a West Coast Californian bungalow,” Lin says.
“It’s on a decent 918-square metre section on one of Remuera’s most sought-after streets and its elevation gives in a panoramic outlook.

“I wanted to create a beautiful, modern environment to live in, while maintaining the character. Pretty much everything was stripped back to its original bones, retaining only exterior walls and the roof.
“Everything we’ve put in is of very high quality. The oak herringbone flooring we put in took ages but it was worth it for the effect.”
The home’s cul-de-sac location is close to Remuera Village, numerous private schools and to Newmarket’s shopping and train station.
It is about 10 minutes’ walk to Kings Prep and is zoned for Remuera Primary, Remuera Intermediate, Auckland Grammar and Epsom Girl’s Grammar.

The bungalow’s commanding position delivers northerly sun and views over surrounding neighbourhoods.
The road-side double garage on the gated property has been rebuilt and its driveway redone creating a more moderate contour. There’s an additional carport and off-street parking.
The refurbished front swimming pool swathed in decks is made private by its surrounding fencing. The front porch melds into an expansive front outdoor entertaining patio and introduces a striking sphere of lead-lighting around the front door.
Lin insulated the home, adding ducted heating-cooling throughout plus smart home automation controlling aspects such as sound, security cameras and designer lighting.

Kitchen-dining now flows out beautifully to the front entertaining patio. The kitchen, supported by a discreet scullery, features gorgeous natural stone benches and premium Gaggenau appliances including both a normal oven and a steam oven.
A generous living room neighbours an additional family room. This incorporates cabinetry integrating wine storage and a wine fridge and opens to the wide rear patio.
There’s also an ensuited bedroom and a powder room on this level. The rear section was recontoured to create a good-sized area of flat lawn beyond the patio.
All three upstairs bedrooms are ensuited, two with walk-in wardrobes. An upstairs living area-study with built-in shelving and lovely views offers easy work-from-home functionality.

UP Real Estate agent Peter Cleave, who is marketing the property with Myles Cleave, says, “Everything has been enhanced, top to bottom in this amazing character home in a very sought-after location close to Newmarket and its train station, Remuera and private schools.
“Opportunities to buy a character home that has been stripped back with everything beautifully re-done are pretty few and far between.”
24 Ridings Road in Remuera, Auckland will be sold at auction on February 15.
