From the moment that planning began for their Omaha beach house, Neil and Katie Salter were adamant that it would be family focused, and not pretentious in any way.

“We had two young daughters, and we wanted them to be able to play safely. And we really loved the fact that you don’t even have to cross the road to get to the beach,” says Katie.

The open-plan layout of the ground floor in the cedar clad home works remarkably well, she says.

“It’s perfect for entertaining with great flow between the kitchen and living areas – and the girls used to love scootering around on the polished concrete floors.”

The living zone has skylights and glass louvred windows, so it’s always flooded with light and features a spectacular bespoke Flox floral mural running along the upper-level bridge, which provides a joyful contrast to the native timber joinery and always attracts admiring comments.

A little dining nook later became the girls’ craft station – especially in summer, when the family would usually eat outside on the massive, covered deck. The kitchen is very generous in size and has a scullery, which Katie says is a great asset when she has guests.

The guest room on the ground floor has a pull-down bed, meaning it can double as extra living space if required and it has an ensuite and office adjacent. Three further bedrooms lie upstairs. The main bedroom enjoys an ensuite while the girls’ two bedrooms share the family bathroom.

The innovative layout with a large area open to the level below imbues the house with a unique sense of interconnectedness.

Bayleys agent Victoria Turner says: “It’s always been a much-admired house so we’re getting lots of locals coming to look, as well as buyers.”

Katie says that her eldest daughter is now a teenager and as their needs as a family are changing, the decision to sell was made – although it was a difficult one.

“This place has been the hub of many happy gatherings and even our family and friends are a bit teary about us letting it go. We’ll miss the sense of getting away from the city. When you arrive here you can literally feel your shoulders going down, as relaxation kicks in,” Katie says.

Victoria Turner, of Bayleys, Omaha says that interest in 17 Patiki Place has already been notable.

“It’s always been a much-admired house so we’re getting lots of locals coming to look, as well as buyers. It’s such a relaxing place to be in and it’s also very robust and durable,” she says.

Victoria says that a carefully designed lighting plan means the house looks especially spectacular at night.
