Stage 5 looks out to Mangawhai Bay and the Plummers Point Peninsula, which is predominately orchards, and has views back up to the hinterland from the Minden Hills to Kaimai.

While Omokoroa has traditionally been a place for retired farmers and people that want to move out to the coast, he says they have found that the demographics in the last 10 years have changed hugely.

“We’ve got a very mixed community feel now – from young couples buying their first house right through to retirees moving out of Auckland and other regions to downsize. Accordingly, this Stage 5 subdivision has been priced competitively to meet the current market conditions.

“The sections are smaller but we’re finding a lot of people don’t require the large sections and all their maintenance, that they did a few years ago.”

“When we started down there Omokoroa was a much quieter, sleepier, holiday resort-type place,” says Phil Ainsworth, CEO of The Neil Group, “but now it’s changing.”
