Streets of traditional weatherboard homes in Belmont, North Shore, have long been home to navy personnel and their families.
Today, the North Shore suburb is undergoing a renaissance with the creation of a new kind of community. Oneoneroa is one housing development that’s welcoming a new demographic into the area.
Developed by Tāmaki Makaurau mana whenua Ngāti Whātua Orākei, Oneoneroa features a mix of terrace, duplex, standalone housing that combines to create a unified development that centres on community.
“Oneoneroa is close to some of the best beaches, schools, and amenities on the North Shore, which makes it an ideal and obvious place for families to settle down and build a life,” Ngāti Whātua Orākei General Manager of Property Neil Donnelly says.

“Community thrives when residents get out and about and mix with each other, so having schools, beaches, parks and reserves on their doorsteps makes this much easier.”
Ngāti Whātua Orākei has thrown in a freebie with every home to make it even easier for residents to connect.
“Every home comes with its own electric bike, to encourage residents to get out and about and make the most of the public facilities around them,” says Donnelly.
“When people become regulars and freely interact with the area they live in, they become meshed into that community.”
Twenty-eight homes from stages one and two are already fully occupied, mostly by families. Stage three is now on the market, featuring 16 brand-new homes in a mix of two-, three- and four-bedroom configurations.
All homes have been completed, and with code of compliance imminent they’re (almost) ready for their new owners to move in.
Oneoneroa’s latest release includes five two-bedroom homes which are aimed at enabling first-home buyers to get on the property ladder in an area that’s traditionally been very difficult to buy into.
“It’s not common to be able to buy under the million-dollar mark in Belmont and the surrounding areas. In order to facilitate new communities, we need to offer housing at price points that are more attainable which is why our two-bedroom homes are priced at under one million dollars.”
“Everything about Oneoneroa feels like quality,” Swarbrick says.
“While homes can be crammed onto similar sites making them feel small and tight, at Oneoneroa the smaller number of homes on a larger plot of land makes every home feel spacious. Homes are spread over two floors, not three like you see in other developments, and large bedrooms and high ceilings create a sense of quality, space and permanence.”
Cushioned between the North Shore’s Devonport, Narrowneck and Hauraki Corner, Belmont features stunning views across the Waitematā Harbour out to the Harbour Bridge and city skyline. Just 20 minutes to downtown Auckland (off-peak) or a short ferry commute from Bayswater makes it handy to the rest of the city.
Of the 16 homes now released, three have been unconditionally sold while another three are under contract. Pricing starts from $995,000 for a two-bedroom property, $1.25m for three bedrooms and $1.55m for four bedrooms, and includes 1-3 bathrooms and 1-2 carparks.
