Apartment living is a fast-growing lifestyle choice, but Graeme Fan, founder of property company Beaudomus, prefers to refer to the units in his developments as ‘residences’.

This is because the buyers he has in mind include Remuera empty-nesters who are looking to downsize without losing the spacious and characterful aspects of their nearby villas and bungalows on leafy streets.

Locals have been keenly watching construction of the solid, masonry Ngaio and Grace development, designed by Brian Cullen of Paterson Cullen, and the project is now completed.

Fan says the finished product perfectly embodies his philosophy in terms of space, flow, luxury, security and community and that Residence Four (of six, with just two located on each floor) is a prime example, enjoying sweeping water and neighbourhood views.

Set over 136sqm, with 2.7m stud heights, it features two big bedrooms and a study, plus two bathrooms and a fantastic conservatory, which can be fully enclosed using its bi-fold windows for use as a winter garden, adding another 14sqm to the floor area.

The décor throughout is tasteful and elegant and only the very best quality materials have been used in creating an interior that is pleasantly neutral enough for residents to add a sense of their own personalities, using furniture and accessories.

In the kitchen, which is combined with spacious dining and living areas, keen cooks will enjoy the Miele appliances and copious bench and storage space.

Fan says that the location is proving popular.

“It’s a lovely, diverse sort of neighbourhood – the CBD is an easy 10-minute journey along Tamaki Drive while the airport is 30 minutes away, and that’s great because I’m sure our buyers will be keen travellers, making up for lost time,” he says.

Ngaio and Grace is pet-friendly and thoughtful additions, such as two carparks and a storage unit for each residence, as well as three shared visitor carparks are amongst the features which sets it apart.

Steve Koerber of Ray White, Remuera says that knowing the reserve has been set under $2.6 million sets the scene for a keen buyer to get finance organised in advance and he expects a good deal of interest in the property both before and on auction day.

“I think what makes this extra special is the fact that there are just six apartments in the development, and they really do feel like individual homes rather than units.

“When you walk in you look right and see sky, look left and see sky and then it’s the same when you look ahead of you – it’s a really nice feeling, having all-day light.”

Koerber says that it’s likely the six owners will feel a strong sense of community and agrees that relocating Remuera folk will enjoy retaining a connection with their former life, just one suburb over.

Along with Residence Four, Koerber says that there are also units of other sizes, with different layouts, available – all with excellent lock-up-and-leave qualities – and he welcomes enquiries from interested parties.

Koerber is marketing the residences with colleague Mike Zelcer.

Residence Four at Ngaio and Grace on 15 Ngaio Street in Orakei, Auckland, which has a reserve of under $2.6m, will be sold at auction on May 15.
