What first drew the owners to 21 Mount St John Avenue, Epsom, was its elevation and views. Besides the “very blue kitchen”, the pair emphasise that everything was beautiful.

Designed by Dudley Roy in the 1950s, the home is a creation of its idyllic era, with a striking street presence and placed on a wide and tree-lined avenue, they wasted no time in securing the property.

The owners have since sympathetically developed the home and grounds to an impeccably high standard with the help of notable designers and landscapers – without losing an inch of its mid-century appeal.

“We have done multiple additions and renovations over the years, the first was to add another level to the home. It gave us a second level master bedroom and office,” says the owner.

“Some years later we installed the pool, more recently the kitchen has been completely renovated, and we’ve undertaken extensive development of the property and landscaping with Strass landscaping. It’s been a progression over time and always with the retention of character in mind.”

And that enduring character is evident on arrival.

Brick and weatherboard coupled with Georgian windows present a beautifully crafted home, that has remained ageless. The evolution of the home has created movement and space the family has taken the utmost advantage of over the years.

“We’ve had our daughter’s 21st here and a lot of parties, the home flows perfectly for entertaining,” says the owner.

Enlisting designer Kim Munro, the kitchen was formed into a functional and beautiful common space for the family.

“Kim helped us put it all together and created a classic and chic space. It became a uniform and streamlined centre for us,” describes the owner.

Walnut coloured cabinetry, broad workspaces and original Rimu floors are set within a liberal space leading onto the home’s outdoor entertaining area. Provided cover with a LouvreTec awning and enveloped by the property’s lush and precise landscaping and a variety of birdsong, it is the couple’s most loved spot.

Upstairs, the master bedroom takes advantage of premium views and shares the floor with a generous master ensuite and office, providing a worthy retreat separated from the remaining three bedrooms downstairs. Multiple living areas have allowed the family the space to entertain, retreat and relax.

Within a stone’s throw from leading Auckland schools, Newmarket and transport options, the location adds to the endless appeal of the home.

Bayleys listing agent Lorraine Young says, “There is a sense of arrival with this elevated home that’s quite set back from the road and the entertaining area out the back is completely level and sun-drenched.

“They built them well in the 1950s, and some of its features are a backdrop to the modern elements. It’s beautiful.”
