Park Avenue, a collection of 83 boutique homes, will offer an enviable mix of amenity, neighbourhood and style-focused modern design just minutes’ walk from the flourishing Ellerslie town centre.

Balanced around private courtyards and a tree-lined boulevard, the homes by Conrad Properties advance their reputation for visually and structurally enduring design, while fostering a strong sense of community.

Construction will begin in the first quarter of 2022 with completion in the third quarter of 2023.

With 35% sold already - five homes sold in the last weekend alone - Conrad Properties’ sales director Thomas McAlister says this is a good indication of the locality’s strong appeal, in particular with young buyers.

“Ellerslie is a great, fun area, it’s got everything and great amenity. We’re 200 metres from the train station,” he says.

“The development sits within the Central Park precinct, offering residents gyms and childcare in their immediate vicinity. The Green, part of Central Park, will host a number of outdoor and indoor eateries, and is set to open in the spring.”

Cultivating a sense of community is historically a key driver for the group, and the Park Avenue neighbourhood is no exception. It is diligently planned to offer an enhanced urban community, and includes car share, a communal vegetable garden, seating areas and landscaped gardens for residents to enjoy. In addition, privacy between homes is ensured with concrete inter-tenancy walls and incorporating private courtyards in each home.

Continuing their seamless relationship with multi-award winning Leuschke Group Architects, Conrad Properties tasked them with conceiving the design for the development.

“We’ve got a strong and proven working relationship with them, we’ve got a format and style that proves popular: the Hadlow in Grey Lynn and the Alberton in Mt Albert are good examples. People like that formula and price point,” McAlister says.

“Our brief was fairly simple, to maximise the site and to protect and incorporate what was there already. The design merged with the native trees existing on the site.”

Sensitively designed and inspired by elements of nature, a soft colour palette and timber cladding fuse effortlessly with the established natural surrounds.

McAlister envisages the development will attract a number of young professionals, thanks to the great amenity and transport, and appeal to the strong workforce in the wider area.

“I think investors will form a quota of the purchases. With the development providing so much on site and having such strong transport links, investors will feel secure they’ll have no shortage of long-term tenants,” he says.

“Homes in Park Avenue can be secured with a $1000 deposit with nothing else to pay until settlement*.”

With prices from $1.085 million for two bedrooms, $1.185m for three bedrooms and $1.25m for dual keys, the development presents an affordable and modern prospect to an investment or first-time buyer market.

Barfoot & Thompson agent Alastair Brown, who is marketing the residences with Hayley Sok, says, “Park Avenue is a great opportunity for the first-home buyer to secure a terrace house for just over $1 million, with a village and community atmosphere where they can feel safe and centrally located.

“The area is especially appealing to the younger generation as it's surrounded by restaurants and bars in the immediate vicinity, and a short two-minute walk to the Ellerslie Village.”

Display suite: 666b Great South Road, Central Park, Ellerslie. Open 11am-2pm daily.
