When three generations of a family wanted to live together, they found a spacious property with a fantastic set-up for extended family, with the bonus of jaw-dropping views.
This property belongs to Caroll and Clint and their daughter, who have formed a happy household along with their daughter’s 15-year-old and 12-year-old children.
Caroll says: “When I first walked in here and saw the views I thought ‘wow, they’re breathtaking’. We get water views from almost every room.
“The overall feeling is of peace and calm, with a restful, quiet outlook.”

Prior to the 2020 purchase of this property, Caroll and Clint lived in Takapuna, often looking after their grandson and granddaughter before and after school while their daughter worked. So the trio of adults felt it made sense to find somewhere they could all live together.
Caroll says: “This house is set up for that brilliantly. It’s got four living areas so we’re not in the children’s way, they’re not in our way and everyone has their own space. As well as having the space and the right segregation, it’s a naturally warm house, with the back-up of gas central heating and heat pumps.
“And it’s a very light home. The family room gets wonderful light, from the time the sun rises in the morning until it sets in the evening. I think Gulf Harbour is the best kept secret in New Zealand, being the gateway to the gulf, great for boating, walking and other recreation.
“It’s a social community and I’ve met people who moved here from all around Auckland and love it.”

27 Clansman Terrace in Gulf Harbour, Rodney, is on the market for sale by negotiation. The six-bedroom, four-bathroom sprawling property has a 2021 RV of $2.475 million. According to OneRoof data, the property last changed hands in 2020 for $2.14m.
The 1144sqm property is on a no-exit street. People often comment that their home of approximately 450sqm has a subtle Hamptons vibe.
It’s made of weatherboard and brick and is served by generous off-street parking in addition to its double garage, single garage and single carport. Its commanding views take in Okoromai Bay, Rangitoto and Little Barrier.
The main entry is into the mid floor of three, which includes the internal-access double garage.
One of Caroll’s favourite spots is sitting out on the balcony topped by a gabled roof, enjoying an evening glass of wine. “It’s magical seeing the moon’s reflection dancing on the water.”

There are also three bedrooms (two of which house the grandchildren), a bathroom and separate powder room on this level. Upstairs’ ensuited main bedroom with a walk-in wardrobe and balcony accompanies another bedroom with balcony.
The lower level is able to be self-contained, enjoying its own entry from the garden. Its ensuited bedroom with walk-in wardrobe neighbours a kitchen-lounge. There’s also a games room, another bathroom and the single garage on this level.
They’ve extensively remodelled the grounds, teaming mass planting, productive fruit trees, raised vegetable beds and a pergola laced with a climbing rose.
The whole household has got on fantastically living here together but Caroll and Clint’s daughter is ready to get a home of her own.
