Living by the sea is the archetypal kiwi dream and most Aucklanders expect to have to move considerably north of the city to achieve that ambition.

However, this very rare offering – in popular Torbay overlooks Waiake Tor and offers the best of both worlds, according to Bayleys coastal specialist John Greenwood.

“Tell me about another beach on the east coast where you can launch your boat in a big northerly?” he challenges.

“Plus, you have your own mooring, and a ramp 50 metres from the front gate so you can quite literally launch a Sealegs from your own garden.”

He says that Aucklanders who decide to retire up north often end up regretting the move because although they love their new homes, they don’t see grandchildren in Auckland as often as they’d like.

“This is the perfect compromise because you’re two minutes from Browns Bay and five minutes from the motorway on-ramp, but you’d never know it.”

Greenwood is marketing this property with Nadja Court of Barfoot & Thompson, Mairangi Bay.

The property is a deceased estate and comprises 3743sqm land with a giant six-bedroom 330sqm brick and tile residence complete with swimming pool in a resort-style setting with sweeping views of the Hauraki Gulf.

The bulk of the home lies on a single level and offers a kitchen – installed around 20years ago – casual dining, and family room with a formal dining room and formal lounge adjacent.

Two of five generous bedrooms have ensuites while a family bathroom services the other two.

Also on this level is a studio, with its own ensuite and lots of storage space and on the first floor is a gorgeous attic-style bedroom, reached via a spiral staircase.

It has its own balcony and is by far the best place for enjoying the surrounding vista.

There’s a separate double garage, with an adjoining pool house/games room and sauna.

Greenwood says that while the existing home is very tidy, there’s potential to take it down and rebuild in the same spot for a truly modern coastal mansion.

“Subject to consent, you may be able to put in a helicopter pad too and fly straight off the water.”

While there are plans for subdividing into five sites, Greenwood says that in his own opinion, dividing into two would yield very satisfying results, with a pair of very spectacular properties – around 2000sqm each.

The current CV is $7,400,000 and Greenwood says that a similar property in Herne Bay, for example, would be valued around the $20 million mark.

“This really is one of the most exciting coastal properties to come to market in a very long time with boating, fishing, swimming – you name it, all on your doorstep,” he says.
