In a feat of construction and design, the solid masonry residence and infinity pool at 489 Riddell Road sit above the water and arc dramatically around the site, which, as well as showcasing jaw-dropping views, affords an extraordinary and very rare level of privacy for the Bays.

So much so that the owner, Japanese-native Hiro says, “you can walk inside the house, garden or pool naked”.

The luxurious, resort-style sanctuary embodies a captivating balance of eastern and western elements and Hiro collaborated with Mark Wilson from MDS (Masonry Design Solutions) to bring his vision to life.

“I saw an article in Trends magazine and went to an open home to look at one of his designs – they have true class,” he says.

As well as imparting his Japanese influence, Hiro’s concept strongly adhered to the principles of feng shui, with the process overseen by a Japan-based feng shui master. Aspects of the ancient Chinese art can be seen in the elegant curves of the house and in the meticulously considered floorplan, which allows clean air to circulate and enhances positive energy, vitality and flow.

Wilson, who designed and managed the project, said it was a very interesting and unique one.

“There was huge consultation backwards and forwards from Japan. Feng shui was a major driving force in the design process, but Hiro was very keen to use permanent materials, hence the concrete, which is what we typically specialise in,” he recalls.

“It was a challenging site when we started. The barrier pile wall that went in not only stabilised it, but we used it to our advantage and increased the usable land size. It gave us the space to create the beautiful curved pool.”

489 Riddell Road in Glendowie, Auckland, is on the market for sale by negotiation. The four-bedroom, two-bathroom property has a 2021 RV of $11.4 million and, according to OneRoof data, last changed hands in 2005 for $3.6m.

On entry level, a series of indoor and outdoor living and dining areas float above the sea and present options for both grand and casual entertaining. A large lounge/home theatre has a projector and drop-down screen, while the kitchen comes equipped with an enormous marble island, scullery, a stack of Miele ovens and a built-in coffee machine.

Upstairs, four large restful bedrooms include a sumptuous master wing with walk-in closet and a luxurious bathroom. A study nook is the perfect place to work with a view, while the lounge flows out to a balcony.

Hiro says his home is very spacious, modern and low maintenance.

“It’s easy to look after and live in and is controlled by a home automation system for lights, music and TV. Because the view is so special, I always feel so relaxed and forget about my stress as soon as I come home.”

As well as paying homage to its magnificent setting, the residence is finished to an exemplary standard, packing in luxuries like the home automation system, a lift, heated Italian limestone and timber floors, auto-flush toilets with heated seats, HRV and surround sound.

The views are of international quality and there is a beautiful warmth to the volume here, says Paul Neshausen, from Barfoot & Thompson, who is marketing the property with colleague Kerry Cattrall.

“The house has got a beautiful design – there is separation if you need it but it still feels intimate enough so that you don’t lose family members and kids can hang out easily if you’re doing the family thing,” Paul says.

“I’m not a spiritual guy but there is a harmonious sense of tranquillity when you walk into that house. It feels good. It’s got a positive energy that makes you want to never leave.”
