When Melissa and Dan Johnson set out to find the ideal property for their family, few offered what they needed.

So, when a private and north-facing section with landscape and lake views became available, they wasted no time in acquiring the land, where they would go on to build a lifestyle home designed with every aspect of family and entertaining in mind.

That lifestyle home at 64 Lakeview Lane in Mangawhai Heads, Kaipara, Northland, is now on the market to be sold at auction on September 1. The six-bedroom, three-bathroom home has a September 2020 ratings valuation of $1.79 million. According to OneRoof data, the land was sold in 2017 for $419,000.

Stephyn St James, of Bayleys Mangawhai, is marketing the property with colleagues Dianne Christensen and Robbie Robertson.

“The home is well proportioned with space for everyone. It has stunning views from every window and positioned perfectly, ensuring privacy. It’s a wonderful home in a highly desired location, close to everything Mangawhai has to offer,” he said.

When it came to the build, Melissa says the non-negotiables were a single level home, with several wings offering both separation and roomy common areas, a self-contained flat, and a layout that would take advantage of the property’s extraordinary views.

“There’s so much we love about this house. The views in particular – every room has a beautiful outlook and because of the size of the windows, there’s so much natural light,” Melissa says.

With multiple living areas and six bedrooms, including a generous master with walk-in wardrobe, and a one-bedroom apartment, the family has lived more than comfortably in what Melissa acknowledges strikes a beautiful balance.

“It’s perfect in the sense it can host so many people, but it’s not so big that it feels empty when it’s just us,” she says.

The central and contemporary kitchen is supplemented by a scullery and joins the larger living space which extends seamlessly on to the home’s front entertaining deck. The large, flat lawn runs alongside the length of the home’s inground pool.

A separate media room offers a cosy alternative in the colder months and an additional retreat for the family. The property is simultaneously private and open from the inside looking out.

“The beauty of it is we’ve got these incredible views, but no one’s looking in on us, the position of the land has given us the best of everything,” Melissa says.

An internal two-car garage, and an expansive three-bay shed with workshop provides plenty of space for cars, bikes and boats. The shed was positioned deliberately below the line of sight from the residence, so it wouldn’t interrupt the home’s views.

Certainly, one of the best aspects of the property is the evident amount of thought put into every part of the layout to make the most of its location, while being pragmatic for the couple and their family.

Mangawhai’s popularity comes as little surprise, and with good reason.

“We absolutely love living in Mangawhai. The vibrancy of the place is like nothing else. In the weekends there’s so many people, events and markets, all alongside the beauty of Mangawhai’s landscape and countryside, it’s incredible,” Melissa says.
