The Spooner family have an 110-year history with Manly Beach, a tradition that Roger Spooner continues with pride.

In 2007, Roger commissioned the construction for a new architecturally-designed, one-level residence to be built on this unique 1744sqm site, and he says 13 Glengarry Avenue has been a wonderful home in which to live and entertain.

The estate is north-facing and extremely private. The master suite is independent from the guest/family wing which comprises three bedrooms, a lounge and two bathrooms.

A lot of care went into planning the property, aiming to achieve the best use of space and make it comfortable and welcoming for family and friends.

The striking design reflects the nostalgia of the traditional kiwi batch. The ceilings facing the northern boundary reach 4.5 metres in height with floor to ceiling windows that enhance the view of the private garden.

Well-established, thriving natives and subtropical trees, shrubs, and bushes frame the estate with the lawn being the focal point to complete the landscape.

The kitchen is well-appointed and segues perfectly into the dining and living room that opens onto a covered deck, equipped with an outdoor fire and built-in barbecue. The home office, next door, could alternatively be a fifth bedroom or nursery if desired.

The triple garage comprises room for four vehicles or two plus a trailer boat plus accommodation for seaside toys such as kayaks. This is fitting, since Manly Beach is known for its water sports and is home to the world-famous Manly Sailing Club.

Roger and Mikki are now living at their new property nearby and they look forward to seeing their Glengarry Avenue home come alive again – perhaps with a family, given the huge amount of space that’s on offer.

Megan Cox, of Barfoot & Thompson, is marketing the property with colleague Franci Raven.

She says that the 1744sqm double site is unusually wide, which enhances its appeal.

“There’s certainly nothing a new owner needs to do. It’s all completely perfect but if they wanted to add a pool, there’s certainly room to do so and there’s already an outdoor shower.”

She and Franci are looking forward to seeing potential buyers’ reactions when they see the property. “It’s such an incredible place and a fantastic location – just 45 minutes’ drive from Auckland CBD.”

13 Glengarry Avenue in Manly, Rodney, is on the market for sale by auction on May 24.
