With construction due to commence imminently, the five new residences at Whangamatā Sands will set a new benchmark for modern, low-maintenance luxury at the heart of the much-loved Coromandel beach town.

The free-standing, freehold homes were designed by Studio Design + Architecture and, as listing agent Colin Thompson from Whangamata Real Estate says, “they’ve thought of everything”.

Spread across three levels, each substantial floorplan incorporates four bedrooms, three bathrooms, expansive balconies and double internal garaging, where all the beach toys can be securely stored. Lots 2, 3, 4 and 5 also enjoy a separate media room.

Discerning buyers won’t sacrifice a thing when living their dream life by the sea, with the ultra-high-spec homes also each boasting a lift, an outdoor shower, Miele appliances, 100% wool carpets, a gas fireplace and magical sea views from the top level.

Niki Harrison, principal at SD+A, brought the vision for these seaside sanctuaries to life and was inspired by the majesty of the iconic coastal landscape.

“The houses will be beautiful inside – they’ve been designed to be beachy, but luxurious beachy,” she says.

“There’s a lot of painted grooved timber, timber panelling and timber floors, which creates a contemporary Cape Cod look. It is Whangamatā, so they’ve got to have a casual feel, but they are upmarket. They’ve also been designed to capture as much sun and light as possible.”

This pared back elegance is found in the practical polished concrete floors on the ground level, elegant stone in the kitchen and fireplace, and in the fully tiled, spa-like bathrooms.

A striking exterior fusion of cedar, concrete blockwork, James Hardie Linear vertical weatherboards and glass balustrades create impressive streetside appeal.

This also ensures minimal maintenance and is ideally suited to withstand coastal conditions. Lifestyle is everything here and these properties enjoy a front-row seat to everything on offer.

Whangamatā main beach, one of New Zealand’s most famed surf beaches, is just a two-minute walk from home. Think stunning white stretches of sand, picturesque dunes, pohutukawa trees and a tranquil estuary.

The township is flat, making it easy to walk or bike your way around. It’s just a five-minute stroll in the other direction from Whangamatā Sands and offers an array of charming cafes, restaurants, lively bars, a New World supermarket and great shopping – from high-end designer labels to surf shops and locally crafted art.

The annual Beach Hop has become a major local event and, with its classic cars and lively music, draws vintage car afficionados from across the country.

Avid golfers and fishing enthusiasts are also spoilt for choice. Whangamatā Golf Course features an 18-hole Titoki course on the outskirts, along with the 19-hole Williamson course in the heart of town. The Whangamatā Marina within the harbour houses 209 berths, spanning 10.5m to 20m in length.

Thanks to Whangamatā’s location within the Coromandel Peninsula, it’s the perfect base for exploring other attractions in the region – Hot Water Beach, Cathedral Cove, Hahei and beyond.

Thompson says the homes are attracting purchasers looking for the best of the best.

“We’ve had a soft launch and so far we’ve had good interest from buyers from Auckland and the Waikato region – people looking to retire here and to a certain extent, find beach houses,” he says.

“They’re after substantial floorplans and brand-new, high-tech, high-spec luxury down in Whangamatā.”

The best part? There will be absolutely nothing to do but move in and enjoy, he says.

Building consent has been issued and this is the first stage of five due to be released over time at Whangamatā Sands. It’s a meticulously designed, master-planned community located on the 16,622sqm site formerly occupied by the Whangamatā campground.

It will eventually incorporate a range of homes that enjoy stylish, cohesive design, stunning landscape architecture, substantial open spaces and a true sense of wellbeing and community by the beach. Visit whangamatasands.co.nz
