A bespoke accommodation complex in the popular Central Otago tourist destination of Clyde has been placed on the market for sale by Colliers Otago, offering buyers the opportunity to acquire a property and business that has recently undergone a full rebrand and repositioning.

The Clyde Central Boutique Motel, located at 56 Sunderland Street in Clyde, is being sold as a Freehold Going Concern.

It has seven units that can accommodate up to 29 guests, plus a three-bedroom residence and associated buildings on a 3,321sq m site spread across six titles.

The property also includes a vacant 830sq m section and supports an existing consent for a four-unit apartment development, allowing the future owner options to intensify the usage of the site and maximise its full potential.

Since taking over the property in 2019, the current owner has rebranded the business to position it as a unique accommodation offering, taking advantage of the growing market of free independent travellers who plan their own trips and prefer to travel alone or in small groups.

This rebrand has extended to include implementing new online systems to allow full off-site management and a new booking system and remote check in/check out process, the addition of bike storage facilities, and the refurbishment of the historic building to provide a character schist building for breakfast and other hosted guest events.

As well as the rebranding of the property, a comprehensive refurbishment programme has also begun with the first two units completed in 2022 that included a new fit-out, relining, insulation, painting, and heating. The property has also been connected to the new town sewage system, decommissioning the old septic tanks.

Colliers Brokers Mark Simpson and Rory O'Donnell have been exclusively appointed to market the property for sale via deadline private treaty closing at 4pm on Thursday 12 October, unless sold prior.

The retro-style units were originally constructed in the 1970s and include a mix of one, two and three-bedroom units, plus the three-bedroom house at the property, which can be used as either family accommodation or as a manager s residence.

Simpson, Director at Colliers Otago, says the vendor has built up the business to offer a unique accommodation experience that differs from a traditional motel.

The current owner lives off-site and operates a modern online booking system (Seekom) which sends automated pre and post arrival information via text to the guests.

All booking system information and emails are mobile phone compatible, Simpson says.

The complex has been well set up for cyclists with secure storage and e-bike charging, maintenance area, tools, and wash down equipment. The hosts also offer bike transfers on request and have strong relationships with cycle and tour group agencies.

In terms of financial performance, the owner has continually improved the offering and financial results since taking over the business in November 2019.

Except for the Covid lockdown and recovery periods, this has shown steady improvement in occupancy, room rates, turnover, and profitability.

The property is located less than 100m from the local Four Square and a short walk from bars and restaurants to the north.

State Highway 8 is only 1.5km away with Queenstown reachable in approximately one hour.

Access to the Lake Dunstan Trail, a popular walking and cycling attraction for domestic and international visitors, is close by and is part of Central Otago's rich selection of outdoor activities alongside the Otago Central Rail Trail and the Roxburgh Gorge and Clutha Gold Trails.

O'Donnell, Commercial Broker at Colliers Otago, says the subject property is perfectly positioned to capitalise on the considerable growth in tourism numbers into Clyde during the past few years.

Clyde is a desirable location in the growing Central Otago region that is steeped in history, surrounded by vineyards and the alpine environment of the Southern Lakes, O'Donnell says.

It s a haven for outdoor enthusiasts, with opportunities for hiking, biking, and water activities on your doorstep, with the nearby Wanaka and Queenstown areas providing four ski resorts in addition to a full range of four-season activities and attractions. Clyde's well-preserved historic sites and museums provide insight into the Central Otago Gold Rush era.
