As Auckland in general comes to terms with a slowdown in price growth and sales activity, certain areas are continuing to hold their own in the face of current uncertainty.

The vendor of 314 Victoria Avenue says that the previous owner simply wouldn’t recognise the Jazmax-designed cedar and concrete property now and most particularly the interior after extensive renovations carried out over the last six or seven years.

“Basically, we have changed almost everything, and our focus included using the most high-quality materials available to put our own stamp on the home,” he says.

The vendor says that he and his interior designer wife are most thrilled with the top floor which was completed quite recently and is an adults’ sanctuary.

“As well as a luxury ensuite and walk-through wardrobe we also installed the dormer-style window so that we could enjoy the views.”

He says that he and his wife enjoy pottering in the garden, and passers-by often stop to admire it but in fact, it’s all very well-established and easy-care, including the roof garden on top of the garage.

“During the pandemic lockdowns, we had our children home from university, and we all realised just how well this house actually works – with good separation – yet nice connections too.”

With their children having now left home, he and his wife are looking for a smaller property somewhere nearby.

“I don’t think we’ll be going too far though because we’ve really enjoyed the strong community spirit in this neighbourhood – we meet down at Wilson’s Beach at the end of the street for a barbecue and a wine on the sand and we have other regular catch-ups throughout the year, including annual mangrove pulls.

“Being practically next door to Victoria Avenue Primary makes this a good spot for families – our boys went to Saint Kentigern in Shore Road, then caught the bus to Saint Kentigern College when they were older.”

Agent Simon Siddells expects the sale price to exceed the property’s current valuation of $5.6m.
