It’s the stuff of dreams, but on the Coromandel it’s a reality that Flemming, his wife Tina, and their three sons have enjoyed since they fell in love with 51 Bluff Road in Kuaotunu, Thames-Coromandel in 2015.
The property has a 2020 RV of $1.5 million and, according to OneRoof records, last changed hands in May 2015 for $1.288m. The five-bedroom, four-bathroom house is now on the market for sale by auction on November 3.

“This home really is something special. But it’s so much more than a house. More than anything else we love the closeness of the community here at Kuaotunu,” says Flemming.
“It has a real village feel about it. Everyone knows everyone, or at least knows of everyone, and it’s wonderful to have become part of the local community.”
Built circa 2009 by Bruce Scott Architects, 51 Bluff Road is in a prime position to enjoy the best the Coromandel can offer while offering luxurious living and priceless ocean views.
Five bedrooms, four bathrooms, and multiple living spaces and decks are spread across four levels that cater to the site and the views.
“The space and closeness to the beach have made this the ideal home for our family. “Our boys were in their mid-to-late teens when we bought it, and over they years they’ve really loved being so close to the ocean,” says Flemming.
“Their friends have made it a place to come to regularly, and if you can think of a water-related activity they’ve all done it, from swimming and snorkelling to paddle boarding and spear fishing.”
Multiple decks showcase panoramic views out to Mercury and Great Barrier Islands, while easy access to pristine native forest, some of the best fishing in the region, and a hot tub to enjoy out the back make this home feel like an absolute escape from reality.
But creature comforts mean life in Kuaotunu doesn’t have to equal holidaying.
“We first bought this place as a holiday home but in 2018 decided to move down here from Auckland permanently. Great internet access means that people can enjoy a lifetime of holidays here while working from home quite comfortably,” says Flemming.
Belinda Sammons, from Bayleys, who is marketing the property with colleague Kylie Pullen, says an opportunity to move to Kuaotunu is incredibly rare.
“Kuaotunu is a very tightly-held village,” she says.
“There aren’t a lot of properties here, let alone coming to market, so it’s very rare having a property this special come up in a part of New Zealand that’s so beautiful and desirable. This property will absolutely tick a lot of boxes on most people’s wishlists.”
For Flemming and Tina, moving on from Bluff Road doesn’t mean moving on from Kuaotunu.
“Moving here permanently was the best decision we could have made. We really feel like Kuaotunu is a part of us now, which is why we’re building on a different plot of land and staying in this slice of heaven,” Flemming says.
