When the owners of this waterfront property first laid eyes on it, they were gobsmacked by its idyllic view over the water of Wood Bay.
Sandy, who owns here with husband Rod, says: “Buying here really was a no-brainer, seeing its wonderful position and views. There’s even a track from the end of our property down across the Queen’s chain to the water.”
95 Wood Bay Road in Titirangi, Auckland, is on the market for sale by auction on September 10. The four-bedroom, two-bathroom property has an RV of $1.35 million and, according to OneRoof data, last changed hands in 2011 for $624,000.

Sandy says: “You can sit on our decks and watch people swimming, kayaking, paddleboarding and fishing out in the bay. It’s exciting seeing lots of tiny fish jumping out of the water, probably being chased by a stingray. I love the restfulness of the view at dusk, as the sky turns peach and pink.”
The 1970s-build home needed work when they bought here in 2010. They first replaced its two expansive levels of old decking edged in wooden balustrading with Vitex hardwood decking with glass balustrading.
They lived here for some years before getting architect Richard Ormsby from X Design architects to design improvements and Sandford developments to complete the build.

“The bones of the house and the cladding were good, although it did need a new roof. So it was really about totally upgrading its dated interior, creating good flow while maximising the views and available space. We chose beautiful, premium products right down to light switches and tapware,” Sandy says.
“We spent about half a million dollars on the renovations by the time they were completed in May 2017. The builders worked over summer, nipping down for a swim every lunchtime.”
The home is located down a driveway, with some established native trees prefacing initial level lawn near a separate double garage.
“It feels like I’m on holiday the whole time I’m here, listening to the lapping of the waves,” Sandy says.
It’s split level across three levels, predominantly clad in weatherboard with some Hardiboard on the lower level. It’s now double glazed.
“If a tradesperson or courier comes around, they always say ‘oooh, look at the view.’ It takes their breath away.”

The upper level’s spacious open-plan living-dining area, integrating an entertainer’s kitchen with scullery, is light-filled thanks to three Velux skylights with solar blinds and lots of glass. This area flows out to decks on two sides. The dining-kitchen portion have whitewashed American oak flooring with a carpet insert in the living area.
Sandy sips coffee on the kitchen’s built-in bench-seat, admiring the bay and the native bush.
Three heat pumps are particularly useful for cooling on sticky summer days. You can see the sea from the entry level’s ensuited master bedroom with walk-in wardrobe. Rounding off this split level are the entry foyer and a smart separate laundry. A few internal stairs lead to the second split level offering three bedrooms, a bathroom and w.c. featuring underfloor heated tiles. Seawards, sloping lawn completes the grounds.
The couple have absolutely loved it here but are ready for a new project.
