Three substantial development sites in the master planned Stonefields residential project in East Auckland are for sale.
The offering comprises three development platforms totalling over three hectares – ranging in size from 3,093 sq m to 1.9842ha. The superlots are separately located around Stonefields, one of Auckland’s fastest growing new residential suburbs, and are for sale by deadline private treaty, closing 4pm, March 12.
Offers are being sought for the individual lots, any combination or the total offering. They are being marketed by Bayleys Auckland’s Layne Harwood and Gerald Rundle.
“Greenfields residential development sites of this size in the aspirational eastern suburbs are now rarely seen and there are only a few superlots left at Stonefields,” says Harwood. “They offer an exciting opportunity to be part of this very well-established residential precinct.”

Two of the superlots are zoned Terrace Housing and Apartment Buildings (THAB) which allows for the greatest density, height and scale of development of all the residential zones under the Auckland Unitary Plan, he says. The other is zoned Single House.
“Options across these three superlots encompass standalone dwellings, terraced housing and apartments. The significant land and different zones on offer mean a purchaser can bring their own vision on how best to develop these exceptional sites and unlock their potential.”
The superlots for sale offer a range of contours with generally elevated outlooks over Stonefields.
“There is already established infrastructure in place to cater for development which includes all amenities and an existing sewerage and drainage system,” Harwood says. “The majority of roading has also been completed and there is direct access available to the lots.”
Stonefields is located between Meadowbank, St Johns and Mt Wellington, approximately 20 minutes driving time from Auckland’s CBD.
Gerald Rundle says the Stonefields project is the largest residential subdivision currently being undertaken in the Eastern Suburbs. It encompasses over 110 hectares of land and has seen the former Winstone Mt Wellington quarry transformed into an integrated community, which will contain close to 3,000 residential dwellings when completed. It encompasses a mixture of standalone homes, terraced houses and apartments, along with commercial, community and recreational facilities.
“A new primary school catering for over 600 children is in place and residents enjoy access to five hectares of lake and wetlands surrounded by native trees. Originally developed by Lancdco, Stonefields was subsequently acquired in early 2009 by the Todd Group, with much of the residential building undertaken by Fletcher Residential. The remaining development sites are now owned by Templeton Group which recently acquired the majority of the Todd property portfolio.
Rundle says the quality of the Stonefields development and its proximity to some of Auckland’s most high value suburbs such as Remuera, Kohimarama and St Heliers, which are considered highly desirable places to live, has resulted in strong demand for residences in the precinct.
“They have attracted a wide range of purchasers seeking high quality, easy care homes including professional couples, families and retirees. Some of the earlier purchasers who have subsequently sold have made a considerable capital gain. It’s a project with a well-established track record of success and value appreciation.”
Stonefields is bound by the Remuera Golf course to the northwest and the Mt Wellington reserve to the southeast and is near the Auckland Netball Centre and the newly revamped Lunn Ave retail precinct. It incorporates the neighbourhood Stonefields Market Commercial Centre.
Harwood says the convenient location offers excellent access to transport links, and a wide range of shopping, sports and public amenities as well as Auckland’s eastern beaches.
