When property markets go through a period of adjustment, which is happening in Auckland right now, buyers encouraged by falling interest rates can potentially find a true bargain – and this classic bungalow, located on a quiet, suburban Takapuna street is a perfect example.
The owner, Martin, is prepared to meet the market – even if it means selling for significantly less than he paid for the property in 2021, because he’s keen to get on with the next phase of his life at his home in the Far North.
13 Cameron Street in Takapuna, North Shore, Auckland, is a four-bedroom, two-bathroom property heading to auction on December 5. The home has a 2021 CV of $3.495 million and, according to OneRoof data, last changed hands in 2021 for $3.275m.
“I’m a semi-retired bachelor and basically, as much as I love 13 Cameron Street, it’s now surplus to requirements so I’d like to see it go to a family who will really appreciate everything it offers.”

He says that he was drawn to the property by its general graciousness and having grown up in the area he was attracted back by the convenience of the location, amongst other things.
“At the time I was still travelling a lot and getting onto the motorway to go to the airport was easy because the on-ramp is just a few streets away.”
The weatherboard house, which was constructed in the 1920s, has been well-maintained and modernised, whilst retaining its period style. On the main floor, a large separate lounge and combined kitchen and dining room offer plenty of space for family living.
The kitchen is cool and contemporary, with lots of cupboard and drawer capacity, while the living areas are light and expansive and enjoy a lovely sense of tranquillity.

Martin says that personally he wouldn’t change a single thing about the house but points out that some potential buyers have suggested reconfigurations which could see the master suite moved to the top floor in order to take full advantage of the views.
At the moment, this level is arranged as two bedrooms and a family room, plus a toilet.
“And I guess you could add on quite a bit at the back, if you wanted to.”
Martin especially loves the garden which is peaceful and private with well-established plants and trees.
