Two trophy homes for sale near Coromandel Town are eyeing buyers with $3 million budgets.

The price bracket is high for the area but the listing agents said the properties were worth it, highlighting the quality of the builds, convenient locations and water views.

One of the homes, an architecturally-designed two-bedroom bach at 90 Harbour View Road, was only completed earlier this year and has an asking price of $3.35m.

Bayleys listing agent Kylie Pullen said the owner built the property with plans to live there permanently, but had a change in family circumstances.

“She hasn’t really lived in it,” Pullen said.

The agent said no expense had been spared in building the home – it has automated lights, American oak ceilings, granite countertops and Swiss tapware.

“It’s really well built and she didn’t cut any costs at all. Actually, she went overboard.”

Pullen said properties of that calibre were rarely found on the peninsula’s western side and she was looking forward to getting market feedback on it.

“They’ve (baches) have been a bit quiet across the peninsula, but we also know there’s a lot of people who have been sitting out there on a lot of cash and we would hope, coming into that spring selling season, we are going to see a lot more holiday homes coming back to the market, so it’s a good time to test something of that quality on that side.”

Nearby, Trinity Network agent Rob Keatley is selling a high-end property at 2999 Long Bay Road for $2.95m-plus.

The large four-bedroom, two-bathroom modern Lockwood home overlooks popular Long Bay and has a walking track down to the beach. “No expense has been spared on the build and the chattels and of course the position. It’s got its own walking track down to the water, it’s overlooking the Hauraki Gulf, Waiheke and out to Little Barrier. It’s absolutely stunning.”

Keatley said impressive properties such as this rarely came up for sale, especially not ones that close to Coromandel Town.

“Usually a house overlooking the water like that could be at the end of Wyuna Bay, which is 5km or 6kms.”

The current owners lived there permanently and were selling to downsize, but he said it would also make a great holiday home for someone. “The only people it won’t suit is first-home buyers.”

Keatley said people wanting these higher-end holiday homes usually came from the Waikato or Auckland for the great fishing and boating.

A newly renovated three-bedroom, two-bathroom home at 2385 Wyuna Bay Road had also hit the market last week and was inviting buyer enquiry over $1.295m.

Valocity senior research analyst Wayne Shum said a property selling for around $3m in the Coromandel Town or surrounding areas would be a definite record for the area.

The current record for the area is a property on a massive 46,867sqm on Wyuna Bay Road which sold for $2.65m in May 2021, while a residential property on a 921sqm section on Mannion Road fetched $2.4m in December 2020, according to Valocity data

Shum said the area still lagged behind some other parts of the Coromandel in terms of price, but was becoming more popular.

“It’s not where people looked previously, but it’s where people look now. If you go back two years – if you had $3m you are going Hahei, Pauanui and Whangamata, but now people are casting the net a bit wider.”

Richardsons Coromandel branch manager Kim Radick, who sold the record-breaking Mannion Road home, said the buyers bought the stunning clifftop position after a lengthy search for the right property.

The major drawcards for the buyers were its privacy, the unobstructed Hauraki Gulf and Coromandel Harbour views and the craftsmanship of the contemporary-styled home, he said.

Radick said high-end individuals wanted location more than anything. “If the dwelling is not fit for purpose, they will undertake a renovation to create a home for their individual requirements.”

He said buyers with $1m-plus budgets had a lot of choice at the moment ranging from a three-bedroom, two-bathroom home on a 5911sqm section at 2886 Long Bay Road with an asking price of $1.6m, another modern three-bedroom, two-bathroom lifestyle property at 1090 Driving Creek Road priced at $1.95m and a waterfront property at 1613 Manaia Road with its own jetty and boat ramp for sale for $1.975m.
