A standout bach with an RV of more than $6 million sold last month for an undisclosed amount, OneRoof can reveal.

The four-bedroom beach home was designed by award-winning architect Andrew Patterson more than 25 years ago and sits above the dunes in Whangamatā.
Bayleys agent Dale Sholson, who brought the Beverley Terrace property to market in July last year, confirmed the sale and revealed that the new owners had a long-standing connection with the Coromandel beach town.
He told OneRoof just after the deal was completed that the buyers planned to be in the bach for the holidays.
“The vendors are too busy getting out, so there’s not a lot of emotion yet,” he said, adding that some of the designer furniture installed by Patterson when the house was built in 1999 would be staying.
Sholson declined to reveal what the new owners had paid and whether or not they had set a new record for the town.
Whangamatā's highest sale price is $7.41m, achieved in June 2021 for a 1970s waterfront home on Seaview Road.

Sholson told OneRoof that interest in the Beverley Terrace bach had been high. “We had lots of enquiries. People have walked past it for many years. They couldn’t believe it was for sale,” he said.
“I had a lot of people checking in with me to see how it was going.”
Sholson said it had been a thrill to show the bach to buyers. “Just watching people’s faces as they walked in the door - their jaws would drop. The wow factor on that property, it’s incredible."
The owner's daughter told OneRoof in July it was the Coromandel’s first home built from concrete tilt slab.
She revealed that a specialist team of builders moved up from Queenstown and lived in the surfing town during the two-year build. The large tilt slabs were poured in Hamilton and then trucked to the site, requiring the largest cranes ever used on the Coromandel at the time.
Sholson said the housing market in Whangamatā was picking up after a quiet winter and highlighted several high-end waterfront properties that were for sale for serious money.
Sholson and colleague Gordon McGregor are selling a five-bedroom home at 112 Pohutukawa Crescent, which can accommodate 20 guests, according to their advertising. The property, which has an RV of $7.09m, is for sale by negotiation.
They are also selling a seven-bedroom 1970s-era bach at 106 Pohutukawa Crescent, which has been in the same family for 55 years and has an asking price of $6.5m, $300,000 over its RV.
He noted that buyers could still find waterfront "bargains" in neighbouring beach towns, and has a four-bedroom house at 5 Kon Tiki Road, in Whiritoa, with an asking price of $2.79m.
PGG Wrightson agent Mark Needham had also felt the change in market temperature. With colleagues Kane Needham and Mike Matutinovich, he sold a four-bedroom new-build beach home on Ranfurly Road, Whangamatā, in November for $5.2m at auction.
He told OneRoof that more than 400 people had viewed the house when it first hit the market over Labour Weekend.
“I could have started up a shoe shop, there were that many shoes at the door. It was an exceptional property, it had taken three years to develop so a lot of people had been watching it build,” Needham said.
Three bidders registered for the auction, which had 40 or 50 people there to watch. It passed in and was sold 48 hours later.
“Timing could not have been better to be selling right now. If it had been nine months to a year earlier, it would have been a different kettle of fish,” Needham said.
“It just had the right vibe, the right location.”
