It’s no surprise that in the 10 years since Neil bought 126 Patiki Place in Whangamata he has had plenty of offers to sell.
Much like him, at first sight, people are quickly enamoured by the space and surrounds of the home. Before he owned the property, the well-travelled businessman wasn’t particularly looking to buy, though his sentiment soon changed once he set foot inside.
“I looked out the window and quickly realised that I would never find something like this again. I fell in love with it immediately,” describes Neil.
He admits the home required some attention. “As soon as we had the keys we got the builders in. Everything was stripped back and redone.”

The overhaul was extensive, involving rewiring, insulation, walls removed, repainting and a new kitchen to count a few. The result was a functional and open-plan home, made for families and fitting of its laid-back environment.
126 Patiki Place in Whangamata, Thames-Coromandel, is on the market for sale by auction on May 2. The three-bedroom, three-bathroom residence on a 1306sqm section has a 2020 RV of $1.03 million and, according to OneRoof data last changed hands in 2014 for $620,000.
Set on a 341sqm flat site, fronted by a reserve and on the water’s edge, the home has a remarkable location that has no doubt prompted the many offers to Neil over the years.

“It’s just a huge playground that feels like an estate. Christmas day involves cricket with the neighbours by the water, surrounded by kauri, orange and walnut trees. There’s always a collection of kayaks and boats on the water, it doesn’t get any better than this,” says Neil.
The single-level home offers three bedrooms and two bathrooms, and large living spaces, with the potential to accommodate much more.
The owner jests that the garage is bigger than some homes in the area, and he’d be correct. The double height, six-car garage would constitute any car enthusiast’s dream, or serve as extra space for extended family or an office, or both.
The contemporary tongue and groove kitchen joins the main living space forming a cohesive, communal area. The room enjoys the views of the immediate and flawless lawn, the water and the forest in the background.

“Every day the view changes, it’s a different canvas each morning, but always tranquil and relaxing,” says Neil.
Chris Scott, who is marketing the property to be sold by auction, highlights the scarcity of properties like 126 Patiki Place.
“The property is a tremendous addition to the market that will have broad appeal. It’s an extremely adaptable single-level dwelling with an incredible position. It steals so much from its surroundings that it feels like an absolute retreat.”
Neil describes the appeal of Whangamata, beyond its legendary beach and surfing culture. Having spent many of his earlier years living in France, he enjoys a coffee, croissant and a chat.
“Whangamata has come a long way, there’s a great café scene, I like nothing more than heading to the village and spending the morning there, having a great coffee and food, and catching up with the locals.”
