Structural Upgrade
21 Manners Street has undergone an extensive strengthening design process involving three engineering firms, with the main design led by Dr Amir Moshref, technical director of Structural at Miyamoto New Zealand. The design consists of the installation of 90 dampers in the building to provide a low-impact, highly resilient building that has been designed well in excess of the current standard, including accounting for C5 guidelines. The strengthening design has a distinct advantage from most buildings in Wellington and is on par or in excess of what you would obtain from a new base-isolated or viscous damper building.
Building Upgrade
The building has been stripped back to bare concrete for a full upgrade. The office floors will have the normal base build items, including new suspended ceilings, energy-efficient lighting, carpet tiles and new bathrooms on each floor. There are also significant upgrades to the building's main plant: HVAC new energy-efficient heat pump boiler, a new on-floor HVAC plant, extensively upgraded lists, fire upgrades and all building stairwells refurbished. The building entrance look and feel will be dramatically enhanced with a new building façade covering the building from the ground through levels 1 and 2, a new canopy running along Manners Street, and a new building entrance with a double-height lobby with an onsite café.
Green Credentials
Production of new concrete is a major carbon-producing item; therefore, upgrading an existing building has a significant environmental advantage. The existing gas boiler will be replaced with an energy-efficient heat pump boiler, and the building will have energy-efficient LED lighting throughout.
Building Amenities & Staff Well-Being
Building amenities are important for us to offer our tenants in addition to a seismically well-functioning solid building. You spend a reasonable amount of your day at work, and we are firm believers in the positive effects of being able to offer amenities that encourage social interactions and the importance of physical fitness. The building will have secure bike storage (including charging for e-bikes) within the basement area with secure swipe access and CCTV operating, a ground floor café incorporated within the main building entrance, shower facilities and an onsite private landlord gymnasium which tenants in the building will enjoy complimentary use of.
